Simple Steps on Our Way to Closing Waiting for an Appraisal

Currently I have a transaction with an agent who has an assistant. They are very busy and everything is given to the assistant to handle. That is fine with me if the assistant saw to it that everything was done in a timely manner. 

 

We are closing in 10 days. The transaction was closed over  three weeks ago and is conditioned upon an appraisal. When it is my listing appraisals go through me and I always speak to the appraisers. No appraisers had notified me to go in this property.I was unfortunately out of the office and another agent was kind enough to  handle the paperwork for me.

 

In the shuffle the mortgage bankers contact information was misplaced. I contacted the buyers agent several different ways for four days requesting they contact their buyers mortgage banker and find out what the hold up was. There was no response. Fnally  I called and she answered. I explained that I was concerned I would contact her myself if the agent would supply me with the information . This went on and on I was told it was not important until finally I received the information to contact the buyers mortgage broker about expediting the appraisal. 

 

With a simple email request to the mortgage banker the appraiser contacted me this morning. It turned out we knew each other. Real Estate is a small world especially when you are in the business long enough. Rush job he said. Just received it this morning. Told him I would meet him but he could go when ever he wanted it was vacant.

 

 

Not important? Appraisers are very important and should not be rushed especially when a sale is contingent on an appraisal. As a seller's agent  I am glad I was on top of this situation.The appraisal will get done and hopefuly we will get to the next step on time

It seems that things definitely get lost in the shuffle when people are busy chasing money and building up a big team to do so.  The level of service definitely drops and dealing with incompetent assistants is not fun at all.

Hi Hannah... and that's exactly why I don't like working with agents' assistants... more often than not something in the transaction is not properly handles. I believe this is mostly because they have no real skin in the game. And it's why I handle my own transactions.

Hi Hannah Williams - I am sure your client appreciates your due diligence in keeping things on track. 

The biggest issue I deal with is having clients who pick mortgage companies that are on the other side of the country. I knew this was a red flag.  They were trying to schedule appraisers from Phoenix which is 2 hours away. I was able to get someone to come to the property in 3 days with their approval.

Kathy Streib Don't like to get attitude when I am going through my check list. I did not have to talk with an assistant when the agent wanted their agreement signed by the seller

Sally K. & David L. Hanson As I said to Kathy it is not my job to instruct  the assistant. Just wanted the mortgage persons contact info - although I am not the buyer agent as soon as I contacted - the appraisal was ordered

George Souto  Somehow i knew you would have a witty comment like this - so so true isn't it - so simple - all the agent needed to do was pick up the phone or write an email- just like I did 

Sheri Sperry - MCNE®  I insist they not do that - I give a long speech when we have our initial interview - I argue and tell horror stories -99.9% listen to me the same thing when a coop bring me an agreement especially in this market with multible offers 

Anna Banana Kruchten CRB, CRS 602-380-4886  we work to hard not to follow up it is foolish to drop the ball - you are so sweet to say so but today so many agents just move on and not follow up and everyone is hit with last minute problems

Hannah Williams - If I had a client moving to Philadelphia or if I were moving to Philadelphia, you would be my number one contact!!! And here's the reason why:

"Real Estate is a small world especially when you are in the business long enough.

Time is of the essence and there's no excuse for "misplaced" vital information necessary for the transaction to close! And just like in the OId West nothing good comes from a "hold up!" That assistant needs to be reported and the Agent who hired her too!

You saved the day and as luck would have it, your experience, expertise, and credibility got results! With the exception of the Mortgage Banker and the Appraiser, everyone else dropped the ball!

This is a great reason why agents shouldn't hire incompetent assistants and this is not the type of business for on-the-job training when money is at risk. You did an outstanding job, Hannah! I'm proud to know you!

Patricia Feager, MBA, CRS, GRI,MRP  You may have an assistant but when push comes to shove it is the licensed agent's job to follow up and make sure everything is done. My clients hired me not my assistant. It amazes me how many agents drop the ball. They write the contract the agreement of sale gets closed and then they move on to the next transaction. They do not even read the buyers mortgage commitment. -floors me I usually end up doing both sides of the transaction but pay the other agent half the commission  -I file this inside my head . Next time there are multi able offers on one of my listings this agent will not be on the top of the list

Hi Hannah:

Getting the appraisal ordered and done quickly is key...I have had a few transactions delayed because it took so long for the bank to order the appraisal and to receive the report. The buyer agents in those cases were not on the ball, but even calls from me went unheaded. Thankfully it often happens quickly, sometimes in days!

Good work on your part - too bad you even had to get involved as you did!
