Currently I have a transaction with an agent who has an assistant. They are very busy and everything is given to the assistant to handle. That is fine with me if the assistant saw to it that everything was done in a timely manner.
We are closing in 10 days. The transaction was closed over three weeks ago and is conditioned upon an appraisal. When it is my listing appraisals go through me and I always speak to the appraisers. No appraisers had notified me to go in this property.I was unfortunately out of the office and another agent was kind enough to handle the paperwork for me.
In the shuffle the mortgage bankers contact information was misplaced. I contacted the buyers agent several different ways for four days requesting they contact their buyers mortgage banker and find out what the hold up was. There was no response. Fnally I called and she answered. I explained that I was concerned I would contact her myself if the agent would supply me with the information . This went on and on I was told it was not important until finally I received the information to contact the buyers mortgage broker about expediting the appraisal.
With a simple email request to the mortgage banker the appraiser contacted me this morning. It turned out we knew each other. Real Estate is a small world especially when you are in the business long enough. Rush job he said. Just received it this morning. Told him I would meet him but he could go when ever he wanted it was vacant.
Not important? Appraisers are very important and should not be rushed especially when a sale is contingent on an appraisal. As a seller's agent I am glad I was on top of this situation.The appraisal will get done and hopefuly we will get to the next step on time
