If you contact me for help buying a home, there's going to be one question I'm going to ask you:
"Do you have an agent, or one you plan on working with?"
You may wonder why I ask this question, and it come down to "It's business".
Your answer to that question helps determine our potential relationships.
If I'm the agent that has a home for sale, I'm a bit less concerned about the answer.
My job is to SELL THE HOME. It can be to you, or anyone else. But if that home gets sold, I've earned my fee. In a perfect world if you have an agent, YOUR AGENT should be the one showing you the home, not me. Frankly since I work for the seller, there's more downside to you than to me. I show you the home and you let out information that isn't in your best interest, I CAN work with my client the seller to use that information against you during negotiations.
If I'm NOT the agent that has the home for sale, I'm REALLY concerned about the answer.
In this case, there's an entirely different dynamic in play. I have NO guarantee of a paycheck if I show a buyer a home and I'm not the listing agent AND not the agent the buyer will another offer to complete the offer and the purchase. My path to earning my fee is show home, negotiate offer to contract and get the buyer through a COMPLETED purchase.
So if you DO have an agent you plan to use, it's a "sorry, not sorry" conversation. You're asking me to work completely for free and help another agent get paid. Obviously, that's not something I'd want to do and if you applied it to your own work life, not something you'd want either, right?
Now if you DO NOT have an agent, nor a sister/friend/past agent that you plan to bring out of the woodwork later, let's talk. If we're a good fit for each other, we can work together to find your next home.
