The New Year is almost here. If you are thinking of Buying a home, there are things you need to know. There are two kinds of buyers. The first being the buyer who loses out on every house they make an offer on. They arrive a little late after that new listing already went under contract. Then there is the buyer who is getting their offer accepted quickly, making the dream of that new home reality.

WHAT IS THE TOP DIFFERENCES BETWEEN BUYERS?

 

1. `YOUR HOME BUYING PROCESS WILL ONLY GO AS GOOD AS THE AGENT YOU HIRE:  All agents are not created equal, so your choice in agents is one of the most important steps. You will want to hire a BUYER AGENT who is FULL TIME, FULL SERVICE and WELL EXPERIENCED with Listing, negotiating and selling homes. You will want and deserve an agent who will assist you through the entire home buying process.

 


2. TIME MATTERS: Does the agent have time for you? DO you have time for the agent? Are you working with the agent you hire or some assistant? Ask questions and no that you want an agent who will be available for you. That you will want to make time to move quickly. 

3. BE PREPARED: I am not talking about being a Boyscout, I am talking about you as the buyer being ready, willing and able to purchase. Be ready to listen. Be ready to learn. Be ready to act. Go see that new listing quickly. Be prepared to purchase. Be prepared to make a quick offer.

4. GET PRE APPROVED BEFORE YOU START LOOKING: You think you are ready. You think you willing and think you are able to buy. The FIRST STEP before you look at homes is getting not just pre qualified, but get pre approved. Your agent can tell you a local and trusted agent who can assist you with your mortgage. Get your last 2 years tax returns ready, last 3 months bank statements, last 2 pay stubs and make a list of all your debt.

 

5. YOU FOUND YOUR DREAM HOME - WHAT IS NEXT?: You found a great agent. You got ore approved. NOW you found the perfect home on the market. Go see it. Go quickly. Be ready to make an offer. Your agent should guide you what the house is worth in today's market. REMEMBER asking prices are just that. Some may be at market price, some may be lower to entice a bidding war and some are even over priced.

 

Many markets are seeing a shortage of homes for sale. That may mean you make your best offer first. A great agent like me, guides my buyers what to offer. What to ask for and what not to ask for.

Spot on, Scott. In my mind the biggest issue buyers will face in my market in the coming year is not a new one... same as in 2018 and 2019... lack of inventory.

It does take a good agent who is well-versed in the type of property, or area, where you want to live. Plus, as Nina says, with limited inventory you need to be willing to move quickly and understand there's not likely going to be a negotiation process to get the price reduced.
