Are you ready for an adventure? I sure was not. Early on a recent Saturday morning i get a call. It is the neighbor of my newly listed home. The home is vacant. The seller has relocated and put their trust in me to sell it.
I pull up and find 3 moving trucks in front of this Manchester NH area home. There is a battle royal going on WWE STYLE. The 3 different families are ready to move in this home. The problem is, none of them are the buyers.
Some "not so local scammer" posted my listing as a rental listing. Put a half price lease amount and searched for those gull-able enough to rent a home they did not see. One that was at a price too good to ever think it was real. AND who would wire money over seas to the scammer for the rent. They were told to arrive early on Saturday to move in.
Now the first thing is I am happy I always introduce myself to the neighbors and give them a card. The neighbor "eagle eyed" this and reached out to me and the police. The police soon removed the 3 families just as 2 more pulled up.
Battling "spoofed" listings, aka fake listings online is an ongoing problem for the industry. I place a sign in all my VACANT listings from the inside that "THIS HOME IS NOT FOR RENT". I do get calls every now and then from people who see ads too good to be true that knew enough to research and or question what they see online.
FAST FORWARD that the home went under contract within 2 days of listing it. The buyers were very happy with their new home. The seller was very happy with the quick sale. They were also vetry happy that their home was looked after while it was for sale. The would be renters who called and asked were happy i took time to educate them. Those would be renters that rushed into wiring money also got a lesson. Many embarrassed and sorry for their behavior got resources to help them recover their money.
There is a difference from agent to agent. That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
