Can You Tell Me What To Do To My Home To Sell It?

You want to sell your home but you're not quite sure what you need to do TO your home before trying to sell it.

You don't do this very often and aren't really sure what current home buyers love or hate.

So you find an agent that you're considering hiring to sell your home when you're ready.

Can that agent tell you what to do to your home to get a SOLD sign in your yard?

Yes we can.

Your objective is the same as ours:  for you to put as little money as necessary to create the best value for your home and put the most net dollars in your pocket.

How do we do that?

We meet at your home and determine what (if anything) needs done to your home to help it sell.

There are multiple paths to choose from:

1.  Do nothing at all to the home even if there are issues, go for an As Is sale and let price do the talking.

2.  Fix the bare essentials.  Basically your home is functional and nothing is wrong with it, but there's probably no WOW! factor.  Most likely you'll take a little longer to sell, and maybe for a bit less than ideal, but the majority of your cash stays in your pocket instead of paying a contractor.

3.  Fix what's broken AND address the things buyers focus on.  Let's take a hard look at kitchens & baths and a few other things buyers use to drive their buying decision.  You'll get the biggest bang for your buck, but there may be a little pain in getting the work done.

4.  Go all in.  Upgrades galore.  Chances are you don't get a good return on your dollar, but you'll probably sell significantly faster than your competition.

There are of course other factors to consider such as how does your home rank against its competion?

If in your current condition you're already at or near the top of market for your home, putting more money into your home is typically just a waste of money.

So if you're looking for custom directions on what to do, the solution is easy.  Give us a call at 513-520-5305 and let's set an appointment to tour your home.  We'll give you the straight scoop on what to do, and what not to do, to optimize the sale of your home.

Hi Bliz- the best thing a seller can do is contact a professional agent, such as yourself, to learn what is going on in their local market. They can help you with the return on your investment should you decide to do a little or a lot.
