If you're interested in building a new construction home in Greater Cincinnati, you've got more than a few decisions to make. 

Which area of the city?

What's your budget?

Which builder?

Once you narrow down the first few questions, that leads you to another big one:

Which floor plan is right for you?

All the major builders have their main floor plans online, but unless you've got a good feel for space and can mentally translate the plan into a visual, that can be a challenge.

So here's the good news, most communities have a model home (or two) that will give you a good feel for what the builder CAN do (and can't). 

If you're lucky, the model home is in the community you want AND the floor plan you want.  However, that's often NOT the case.  You may have to visit other communities to see the specific plan you want (and sometimes that means crossing the Ohio River into northern Kentucky to find the model home you want).

Now the other thing to consider?  Model homes are often NOT all that representative of what a typical buyer will build.  Sometimes the builder turns loose their interior decorators right after they've taken a large "hit" of HGTV and the end result shows they felt the need to get "creative" with their finishes.

And the other thing to consider?  Expect the home to be finished at a level or two ABOVE what the normal buyer will want or do.  The net effects is you're seeing a sample presented at dollar levels above what you'll probably purchase.

One note of caution.  DO NOT walk into a model home without first contacting your real estate agent.  Depending on the builder, crossing the threshold without your agent means your agent will NOT be recognized by the builder as working with you or subject to begin paid by the builder.

Second note of caution:  MOST Cincinnati area builders WILL NOT give you a discount for showing without an agent.  They also WILL NOT charge you more for having an agent representing your needs.  Our fees are built into the overhead of EVERY new home they build, so use us or not, you're still paying for our services.

Hello Liz and Bill - when people see model homes, a dose of reality needs to be a part of the picture.  Having experienced local real estate representative(not the builder's agent) can help prospective buyers understand the real life of new construction.   That's not only important, it is crucical.

Model homes are often not the best representation of the builder's work for the average home owner.  Floor plans, yes, but the finishes are often not what a typical buyer would want or budget for.
