When we have a home or land for sale, there's a sign out front and on that sign is MY cell phone. I'm easy to reach, and that's both good and bad.
How can that be bad? Well not every call is from a client or potential client! Sometimes the calls are...shall we say...less than positive?
Sometimes people want to reach the seller, but don't have the number or don't have the nerve to contact the seller directly, so who do they call? They call the agent!.
The neighbor to a vacant field and woods thinks the vacant property is "overgrown", and since the caller hasn't kept their own fence clear it's MUST be the seller's responsibility! So they call the agent!
Not happy with the way the seller is weeding their flower beds? Call the agent!
You're divorced and think you'd got some claim against a home your ex is selling? Call the agent!
Don't think the seller was friendly enough after you show up 45 minutes late for your appointment? Call the agent!
Maybe it's a by-product of all the self-quarantining, but it seems the number of these type calls has climbed recently. And yes, EVERY example above falls into the True Story category, and those are just the recent ones. That's the fun part of real estate, there's ALWAYS something new and different!
Appraisals that don't make value? Expected.
Inspections don't turn out well? Expected.
Buyers getting confused about how things work. Expected.
