How could a home go Active, Pending & Sold all in ONE Day?

The Denver metro real estate market is a bit frenzied right now, and we are seeing some interesting happenings.   My buyer sent me an email once they got notice of a new listing, and wanted to set a showing right away.

 

 

After looking at the listing, I noticed all three dates - Active, Pending, and Closed were all the same date.    

 

I explained to the buyers that this does happen on occasion, and must have been a deal between parties outside of MLS.   Maybe the buyer and seller knew each other, or the tenant bought the home.   Maybe the agents were friends and shared an upcoming listing.   One will never know, as in MLS it states -- for informational purposes only.

This often happens here with pocket listings. We never see them and I often think this is not in the sellers best interest (often times).

Jeff, I so agree, had it gone on MLS, there would have been multiple offers, and the seller could have seen many thousand more than what they got.

Well, I have one right now, and the seller had her own buyer, but the buyer had an agent, so really wasn't a pocket listing.
