On Sunday, a text after my radio show read:

"My home was just listed on Thursday, and my realtor is suggesting we already drop the price. A home just sold in my neighborhood two months ago for $50,000 higher than I listed the house, and I'm wondering in this current market aren't things taking longer than a couple of days to get a contract?"

Because an agent represents this person, I suggested they have a conversation with their Realtor­® 

My thoughts :

Since when is three days after listing too long? If priced correctly, why is the agent suggesting a  reduction?

Give me a break, three days, and a demand for a price reduction. Are we getting carried away with DOM? 

Are we looking out for the best interest of our clients? Who benefits from multiple offers. 

In some areas of our country, I can appreciate agents who report dozens of offers on the first day or offers received sight unseen. But that is NOT the same situation everywhere.   Real estate is local.

And not everyone wants or needs to sell with such speed.

Margaret you had me laughing.... I had an international client who I represented on three transactions.... he decided to sell one of the properties..... I bought him an offer very close to asking... he turned it down.... then wanted to relist with me at a much lower commission.... I thanked him and wished him well.... then I see it is listed at a very low commission same list price as I did.... He wanted my opinion... I suggested to talk to his agent instead of asking for my opinion:))Endre

Hello Margaret - the call you received prompts questions about expectations.  The seller as well as the listing agent.  Was there a discussion about the listing price as well as other factors?

That's interesting! It sounds like someone is in a hurry to get that home sold, and it might not be the seller.

Absolutely - have that discussion with the agent you hired to sell the house. 

Seems like a classic case of public misperceptions regarding the real estate market and real estate agents.  The agent people hire makes a huge difference in the results.

Margaret I agree with what you said.  But what was also going through my mind as I read your blog, is this Agent probably priced the house higher than he/she knew it would sell for to get the listing.  Now that he/she has the listing, wants to quickly bring the price down to where he/she knows it needs to be.
