Manchester NH Real Estate Market REPORT Sept. 12, 2022

The amount of new single family home listings coming on the market doubled this week. The amount of condominium homes coming on the market tripled last week. The amount of homes going under contract has reduced slightly, but remains near the same in the Manchester NH area Real Estate Market.
 
The "Fall Market" is here. Typically the fall market can be as great as the spring market in an average year. Labor day week brought a giant slow down, but last week did show a great change with an increase in listings and bringing up the amount of pending sales. The hard truth could be NOW is the time to list your home before the market slows again come Halloween.
 
There was a sharp increase in home owners inquiring if they should sell or not. What will happen to prices? How long it would take for them to sell? All great questions and things i am happy to talk to them about. There is much confusion among consumers what to do.
 
You as a consumer have a choice and before rushing into hiring just anyone. You should know that not all agents are created the same. Experience matters more than ever as the market changes. Knowing what to expect next. Knowing how to approach these changes. Knowing how to better guide you as a buyer or seller through these changes matters and comes with experience. Hiring an experienced agent like me who can navigate the market changes with you should be a must. There are so many agents. SO many new agents and so many who have not ever experienced a market change in the last 10 years. Listing with a well experienced agent matters and it should matter in your choice of who you hire.

There are 13 SINGLE FAMILY HOMES CLOSED this week.
There are 540 SINGLE FAMILY HOMES SOLD 1/1/22 TO 9/12/2022. The average SALE PRICE is $402,436 The average DAYS ON MARKET is 9.

Our Fall market is here too! Our market is re-balancing too but we still don't have enough inventory to beet the number of buyers needs. We are not going to escalate by 20% each year now but the appreciate has been so great its a perfect time to sell!
