Do Mortgage Rates Really Effect Home Sales?

If you ask a renter why they are choosing not to buy a home right now, an answer you will probably hear is “rates are too high.” If you asked a renter in the summer or fall of 2020 why they decided to buy, you would probably hear “rates were low.”

The highest national average a 30 year fixed rate mortgage has reached since January 2007 is 6.70% which was in July 2007. Believe it or not, Wisconsin home sales WERE NOT at an all-time low. The fewest monthly home sales Wisconsin had in this time period did not come until over a year later in January 2009 (“30-Year Fixed Rate Mortgage Average in the United States”).

The lowest national average a 30 year fixed rate mortgage has reached in the same time period is 2.68% in December 2020. Home sales WERE NOT at an all-time high. The most monthly home sales Wisconsin had in this time period came three years prior in June 2017 (“Wisconsin REALTORS® Association: Wisconsin Housing Statistics”).

While rates do have an effect on home sales, it is not a direct relationship.

Diana, great post and the savvy buyers need to listen to your message, it is important to buy now... I hear my when he kept waiting in the 1970's ... he finally said if I do not buy now I will never have the opportunity to buy... so with that said interest rates were in the teens...Endre

Endre Barath, Jr. Oh yes, how I remember. I bought my first house in 1978 and paid 9-3/4% ... and due to an ARM within a few years I was at 17%.  House payment nearly doubled. If only I would have known what I know now!  And I had 19% down and ended up with an FHA loan!  That would NEVER happen today!  At least not with decent credit.

Diana, our home prices have decreased a bit since the rates have hiked.   Lenders are still saying this will change, and rates will come back down.

Good solid blog on the rate issue. Yes, rates do impact the mindset of renters due to the unknown of where will they live next. I have several buyers now who are renting and can not handle the stress of month to month leases. I encourage them to meet with a lender and learn what is possible for THEIR situation as everyone has different issues.

Hi Diana Dahlberg. Interest rates shouldn't affect home sales, as I remember back in the 80's, I bought a home in Denver at 15% and was glad I did since by the end of that year they were up to 20%. Things may slow down in some areas, but buyers who truly want to buy will find a way to do so.

Oh yes ... how I remember those days.  When I bought my first home my interest rate was 9-3/4% and within a few years (ADJ) I was at 17 3/4% ... Oh, those were the days.

Higher rates may stop some from buying but serious shoppers will still move forward. They can always re-finance once the rates go down again. Fantastic post, Diana, thanks for sharing your thoughts and expertise!

Great read!  My lender reached out today and is offering a potentially free refinance when rates go down in the future.  Hopefully, we see rates come to a more middle ground so nice homes are affordable again.
