Piling Frame homes vs. Concrete Block Homes: what do you prefer?

     From the coast Kennybunkport Maine, to Hyannis MA to the coasts of Florida along Fort Myers Beach you will meet avid supporters of both contructions.One thing we do know is that most homes which are made of concrete blocks have something in common with frame homes. They usually both have framed roofs.But which one holds better against the weight of the snow,a tropical storm or a hurricane?

My homes was build in 1937, is a frame home on concrete pilings, and didn't get one bruise during Hurricane Charley.Were we just lucky? What about termites? They attack both but if you have a frame home it will depend on what type of wood you have. Hard woods and treated woods should slow them down nicely .Concrete or CBS homes? Amazingly they can go through concrete but you should be safer from them.   Lets face it: a well build home with a real concrete foundation, true concrete blocks with r-bars, should do better then a frame home either in a snow storm or a hurricane. Still, the answer is not there only. Its all about the foundation/pilings and the quality of the roof construction.


      I have talked to builders of traditional Florida homes, that is, frame homes.These that make more sense have steel studs and large high tech wooden beams. They do have all the bells and whistle a home would want and are suppose to  hurricanes winds over 137 mls/hour.

After Charley I drove around Fort Myers and Cape Coral. The homes which had a low elevation no matter what they were had problems, in fact a piling frame home or a newer CBS post 1992 with its new codes would do better. No matter what the construction was it was all about the windows and the roof.One thing I prefer about piling frame homes.If you have any electrical or plumbing problems, its easier to fix then a CBS home.

I'm sure that each type of home has it's advantages and disadvantages.  It's nice that you are well versed in each type of construction to help your clients in their decision process.

I prefer the homes that are elevated so as to survive rising water better, provided they can withstand the strong winds.
