I try to steer buyers away from short sales for the well known reason that they rarely close, but in our high-cost area, they sometimes are the only possibilities for first-time buyers. Today, my very excited and happy buyers will own a lovely home. This was very serendipitous--we happened to be in the right place at the right time--the listing agent was great, the bank had lost one sale because they took too long, and had just relisted when we came in with a strong offer. They were ready to move this time. It took less than 1 week to have our offer approved by the lenders; escrow period was 20 days.
Sometimes one gets lucky.
