Fence Sitters? Not here in Southern Oregon! Sitting On The Fence by IGotMeBabe photo courtesy of flickr.comThere are many reports out there about how slow some real estate markets are, but it sure doesn't seem that way here in Southern Oregon! Some of the things I'm hearing from buyers this week are:

"Darn - there ended up being 4 offers on the home I wanted. We're back to the drawing board again."

"I thought this loan process was going to be so hard, but I can't believe how smooth it has gone. I didn't expect to be approved for my loan this easily, or for this much."

"We're still waiting to hear back from the seller on the foreclosed home we made an offer on. In the meantime, we found this great house that isn't a bank owned or short sale situation, and it looks like we will proceed with buying that one instead."

"I know waiting for a response from the bank on a short sale is a pain, but I really like this house. I'll wait it out and see what they say to my offer. There were a lot of other homes in my price range, and more coming on the market, so I'm confident I'll find something else if this one doesn't work out."

"I applied for my financing, and was preapproved. But, I'd like to see if there is a better loan out there for me that will help me buy a home priced a little bit higher so our kids can attend this school and we won't need to move for many years."

"I'm so excited this is working out right now. Even if the prices come down some more, we're still paying less than we were for our rent and we get tax write offs, too."

"We understand that with the way our income averages out you need to reduce our maximum purchase price accordingly. We really want to become homeowners, and would like to know what our maximum is that we may be approved for. Then, we'll adjust our game plan and look for what we CAN afford."

Does this sound like a slow market? Fence sitting buyers? Insecurity about the economy? Not here in our lovely Rogue Valley in Southern Oregon! That fence is looking a little empty from our perspective. I can hardly wait to hear what buyers have to say the rest of this week!
