Once again, we get the privilege of sharing very positive information regarding the Edmond Real Estate and OKC Metro Real Estate market. The following chart shows the monthly Oklahoma City Metropolitan housing statistics for April 2007 as compared to March 2007 and April 2006. You'll notice that all value comparisons to last month and last year reflect positive appreciation. While there were a few less transactions than in March of this year, volume is still much improved over last year and the average interest rate is much lower. While the absorption rate did creep up a little bit, our inventory is still below 6 months, which is a favorable range to be in. The days on market improved over last month but are still a little bit higher than this time last year. Again, not enough change to be alarmed by. I believe the reason for a slightly longer DOM is simply the increase in overall homes on the market in comparison to this time last year. In summary, these figures show us that the Oklahoma City metro area Real Estate market and the Edmond Real Estate market are still on the rise, despite the wariness of many consumers caused by continual negative media attention. With 8,595 homes currently on the market in the metro, and 1,725 sold in April, we have a 4.98 month inventory on hand. This Spring appears to be a great time for both buying and for selling.
