florida: Pembroke Falls Current Home Values - 11/18/14 01:36 AM
Pembroke Falls current home values.
Pembroke Falls of Pembroke Pines, Florida is still holding steady in the real estate market and is known primarily for its 92.4% homeownership rate.  This gives the community more of a hometown, neighborly feel versus other communities tend to rent a lot, like condos.

Home appreciation has also done quite well with a 14.9% increase and a median home value of $375,000. this year.  You will not find a vacant home in the community for very long as demand for housing here is still strong.  This does not mean that you can ask any … (0 comments)

florida: I have good news & bad news says my client - 11/17/14 01:17 AM
I have good news & bad news says my client.
The bad news is I sold my house with another agent, but the good news is I want you to represent me in the purchase of my new home.  I have heard this before.  You befriend someone and keep in touch over the years.  This client always asks you for advice and tells you that when he is ready you are the one.  So you feel safe and secure in knowing that one of these days this guy is yours.

In this case, however, it did not work out … (0 comments)

florida: 10 burglary prevention tips you should know - 11/14/14 02:44 AM
10 Tips on Burglary Prevention

1. Keep all doors and windows closed & securely fastened. An open window or door is an open invitation for burglars. Thieves are also quick to spot weak locks that may easily be forced open. Doors should have deadbolt locks with a 1-inch throw and reinforced strike plates with 3-inch screws. All windows should have window locks.

2. Secure sliding glass doors. Place a metal rod or a piece of plywood in the track and install vertical bolts. These will help prevent burglars from forcing the door open or lifting it off … (1 comments)

florida: Convince me that a condo is a good investment - 11/11/14 03:32 AM
Convince me that a condo is a good investment.
I dare you.  I am not going to cite any fancy graphs or experts to convince you that it is not because my better judgment tells me that at least in the Miami area you are flirting with disaster.  Don't get me wrong.  I want to sell you one or sell your condo.  That is what I am in business for, but I would be remiss if I did not present you with the proper idealogy behind the whole condo boom.
Here are the facts in a nutshell;  Condos are … (0 comments)

florida: dotREALTOR website tech support sucks! - 10/30/14 02:38 AM
I recently wrote a blog on the importance of claiming your dotREALTOR website for free as NAR was giving away the first 500K to realtors.  So I did so on the first day of availability and received a confirmation that the site was complete and up and running only to test it for myself and find out otherwise.
So I called and emailed tech support for NAR including SocialBios and RED or Real Estate Domains, the official operator of dotREALTOR.  SocialBios doesn't  want to take any responsibility for the breakdown and RED doesn't even respond period.  So now I have … (1 comments)

florida: Holy cow! I have a leak! - 10/03/14 03:46 AM
If I had a dime for every panicked tenant or homeowner who called me freaking out over a leak I would be a rich man by now.  You treat a leak just like a computer hardware or software breakdown, you troubleshoot it.

First, locate where the water is coming from.  If you are in the house a leak can only come from three places, the ceiling, which means a roof leak, the AC handler, which means a clog, or through the walls or attic and on floors, which means plumbing.  But here is a handy tip.  If it's not … (5 comments)

florida: This ain't your Animal House rental anymore - 09/23/14 04:27 AM
This ain't your Animal House rental anymore.

There may have once been a time when you had to fear renting your property to a group of college students and I am sure that the movie Animal House probably scared the bejesus out of you, but those days are over.  Actually, there have been many instances when my landlord clients have directed me not to rent to college students.  For the life of me, however, I cannot explain why.
These are the reasons you should be running to rent to college students in no particular order;

florida: In a Slump? Hit the Reset Button - 09/16/14 03:10 AM
Let's face it.  Slumps in the real estate gig are inevitable.  When business is going so well sometimes I find myself asking when it is going to come to an end.  It happens to the best of us and it doesn't mean that there is anything wrong with you or what you are doing.  It just means that you have to hit the reset button and follow a few simple steps to get back on track.  Remember, this isn't baseball.  You can't come up with some magical mascot to break the slump.  There is real work involved.  Here is what works … (1 comments)

florida: Is Buyer's Remorse a Common Affliction? - 09/11/14 03:46 AM
What does all of this tell you when it comes to buyers remorse?  You either  have to trust yourself or those you do business with in order to walk away from a transaction with a smile on your face.  The culprit of all of this nonsense is almost always those trying to save a buck.  Remember, cheap is expensive.  Do it right from the start by either doing all of necessary research before buying or selling or interviewing at least three agents prior to buying or selling.  With this in mind you will probably never have buyers remorse.

florida: It's all about the O - 09/08/14 01:33 AM
It's all about the O.
If you have ever looked up a property in the MLX or any real estate website and have found that most of the entries for information about the property is blank then you know what I am talking about, Ommission!
When listing a property every section in the MLX should be filled out in its entirity, including, but not limited to, directions to the property for crying out loud.  I recently looked into a property for a client who wanted to know if the property could be rented before we went to see it.  … (2 comments)

florida: If I had to count on my sphere of influence I'd be broke - 09/03/14 03:04 AM
If I had to count on my sphere of influence I'd be broke.
Any realtor knows that initial training in the business always teaches you to hammer your sphere of influence for leads; i.e., family and friends.  What I have found, however, is that family and friends rarely hire me and if they do, make the worst clients.
This may sound like a rant, but for me it is just reality.  My sphere knows what I do and count me amongst their best and closest friend or family member.  Yet every time I run into one of them I am … (1 comments)

florida: Everything a Realtor should keep in their car - 08/26/14 03:45 AM
Everything a realtor should keep in their car.
This is a list I have compiled for other realtors in the event of a problem on the road.  Nothing can be more embarrassing that being trapped while showing houses or on the way to an appointment.  Counting on AAA or your husband to show up works, but may take too much time.  These basics will get you back on the road quickly.  Some are just for conveniences sake.  These are my top seven.  If you have something to add please feel free.
1. Top quality jumper cables.  No, not all … (2 comments)

florida: Be prepared to be moved and thankful - 08/21/14 02:25 AM
Be prepared to be moved and thankful upon viewing this emotional video of a young man's wish to simply score a touchdown and his favorite team's granting of that wish.  Easy you say.  Not in this guy's case.  Watch and see why.  Then, thank God for every day on earth you are not in a wheelchair.  Every time you think you got it bad or are having a bad day just remember that it can always be worse.

florida: The difference between California and Florida in housing - 08/11/14 06:40 AM
The difference between California and Florida in housing...and some other stuff.
On a recent trip to California I could not help but notice the differences in housing there as compared to my home state of Florida.  You would think that the two would be quite similar, but that is where I was even surprised.  They couldn't be any more different.  Here is  my list of differences.
California doesn't thrive on HOAs the way Florida does.  As a matter of fact, I couldn't even find one. California is just as hot, but has no humidity.  Therefore, you don't even know your'e … (5 comments)

florida: Should You Skip the Home Inspection for a Better Deal? - 07/08/14 03:43 AM

Never, under any circumstances, should a buyer waive a home inspection.  Even if the purchase is "as is" you still have a right to back out of a contract if the inspection comes back with too many defects or big ones that are out of control financially, so why wouldn't you do it?  For peace of minds sake spend the few extra bucks so that you sleep comfortably knowing you made the right decision because without it you could be stuck with a home that needs a great deal of work on top of what you already spent on the purchase … (2 comments)
