Online real estate searches should begin and end with one agent. If you insist on doing your own searches for property online and had the fortune of locating a good real estate agent in the process then stick with that agent, but discontinue your search.
If you continue as a consumer to search the internet for housing availability you will be bombarded by real estate agents from each property attempting to help you. Do you read your HOA or Condo docs before buying. Why do people only read condo or homeowner's association documents when there is a problem? And that problem usually occurs years after move in after a homeowner has decided to bring in a dog to a condo that doesn't allow pets, or paint a home green when only certain colors are allowed, or wonders why he has to kick in some extra money for a pool renovation, or why he cannot rent his very own property for a certain period of time.

Do you even like your realtor? I ask because so often sellers and buyers simply hire an agent based on a coupon or because he or she is so attractive instead of interviewing the agents they are interested in first and hiring based more on experience and knowledge.

Anyone can discount a commission to gain a listing, but that does not make him a professional. Only a real realtor knows what he or she is worth and should be paid accordingly. I recently noticed a newer agent in my area gaining listings regularly and wondered why all of a sudden he was the man, and low and behold, I realized it is only because he is discounting his commission and offering 2.5% on the buying side. This is a pre-meltdown tactic that worked for a while, but eventually failed and will fail again.

What he had to say was quite scary, and if he is right we are all in for a very unpleasant future in the business. According to Brown the old broker-centric model is what works and never should have been abandoned and the newer, agent-centric model is doomed for a couple of reasons.

In my desperation to help a young couple locate and purchase their first South Florida home I came across a listing in the MLS that looked like a perfect match and took my clients to see the house. What I found out afterward was horrifying and delightful at the same time.

We are indeed living in an "As Is" real estate market once again, especially in states where inventory is very low like Florida. Back about five plus years ago it was not uncommon to write "As Is" contracts if you wanted to buy a home because sellers were in control. Once the bottom fell out of the real estate market contracts with inspection clauses, etc. became the norm again, at least for a little while. Now inventory has fallen to record lows in South Florida and those who want to buy are stuck with the "As Is" contract again.
