client relationships: "Just Between Us", Said The Other Agent... - 08/16/14 06:23 AM

In Real Estate Pre-Licensing and Post-Licensing courses in North Carolina, it is drilled into real estate agents that we MUST know who we work for.  In our state, agents work either FOR the seller or the buyer, with clear fiduciary responsibilities of confidentiality to either the Seller or the Buyer. Period.  Occasionally, we can work as a Dual Agent but only with the permission of both buyer and seller, we are still bound by fiduciary responsibility of confidentiality to both parties.  “Just between us” when said by one agent to another in relationship to a real estate transaction, whether early … (9 comments)

client relationships: Seeds for Tomorrow - Client Relationship Management - 09/25/12 11:49 AM
Autumn has been sneaking into the region over the last week here in the mountains of Western North Carolina. The evenings have been in the 40s and the days have been startling free of humidity. Slowly, leaves are turning colors or beginning to slightly brown and crisp up. Hidden among the leaves, all of a sudden are the seeds for tomorrow’s plants.
These berries on a Dogwood Tree here in Dillsboro reminds me that planting seeds for tomorrow’s business is an ongoing affair, something we should be doing even in the midst of the most dramatic deals and while marketing … (7 comments)

client relationships: This Just In...Tree Dude/Dudettes Take Up Residence in Franklin, NC - 07/07/12 12:53 PM
This just in from brand new homeowners in Franklin, North Carolina...two tree dudes have taken up residence in their neighborhood.  Kathy and Bob first became acquainted with tree dudes when we were working together to find them the perfect mountain getaway.  Since then, they've been eager to encounter others but until today the tree dudes have proven to be quite elusive.     According to the email I received from Kathy just a little while ago, she and Bob decided to do a little fishing today at Lake Glenville just outside of Cashiers.  When they finished at Lake Glenville, they … (14 comments)

client relationships: Mystery Solved ~ Secret of Three Way Calling Revealed - 06/19/12 02:03 PM
“Why don’t you initiate the three-way call at 6:00?” to which I replied with a silent gulp, “Sure!”. Conference calls have always been a mystery to me. Clients who were in different places have initiated the calls TO me and I’ve always thought, “How Awesome!” and wished I’d had advanced techie skills like that. Well, it is awesome and now I’ve taken the mystery out of three way calling for myself.
6:30 AM today had me googling how to make a 3 way phone call. For one thing, I started by creating an account with Verizon for my 3 year … (14 comments)

client relationships: Are Referrals Real Business to You...Or Just a Phone Call with a Name? - 06/15/12 09:33 PM
Are referrals handled with the same attention given the rest or your business or are they just  phone calls with names?
REALTORS often have many chances to make and receive referrals with other agents. It could be that you’ve received a call to list a house, but the caller didn’t realize that their house really isn’t in your “territory”. Perhaps your seller is getting ready to move and they’ll need a Buyer Agent in their new location. Someone you know might have a second home in another state that they need to sell. There’s also always the possibility that you’ll … (17 comments)

client relationships: Dog Water on the Edge...Friday Fotos - 05/03/12 09:52 PM
Say What? Dog Water at the Edge…what the heck does that mean?
Each REALTOR starts their day differently, but after seeing the active participation in the Pet Project contest, I now know that a good percentage of REALTORS in this country and Canada start their day out with something having to do with dogs or cats.
Thankfully the Office Manager doesn’t need a pedicure every day but she was overdue for one yesterday, so that’s how the day started. After her feet were back to their beautiful selves, I tossed the bowls of dog water off the deck and a drop … (15 comments)

client relationships: A Tale of Two Clients ~ A Pig Tail - 01/03/12 02:41 PM

Interestingly enough, one former client shared a video with us today that had an uncanny resemblance to our activities today for another set of clients. Here's my tale of two clients.
We are frenetically working on behalf of our clients to get all I’s dotted and T’s crossed during an all too swiftly fleeting 10 day Due Diligence period for a Fannie Mae purchase. Keeping in touch with the clients who are in two different parts of the world, lining up home inspectors, pest inspectors, chimney inspectors, closing attorneys AND trying to extract the information we need from the listing … (3 comments)

client relationships: Someone Else's Cat - 08/19/11 01:06 AM
It really is easier to get good photos of someone else's cat!  I caught these poses while at one of those pre-pre-pre-listing appointments.  You know the kind, the homeowner kinda sorta has been thinking about selling but doesn't actually have any plans to move anywhere else yet?
There really isn't any pressure on the agent, its a more casual meeting than an actual listing presentation and gives both parties an opportunity to check each other out.
After looking at the house in LaPorte Acres just outside of Cullowhee, we went outside with the seller.  It was a friendly meeting, a nice house … (16 comments)

client relationships: Jumping Through Hoops to Appease Lenders - 08/04/11 02:41 AM
My blogs usually aren't concerned with ranting or blowing off steam BUT this morning is a little different. Yes, loans are getting approved and closed everyday, yes there are still 100% and 90% programs available for qualified applicants. BUT...does the general public have any idea how many hoops REALTORS and loan originators are having to jump through in order to get the buyer into their new home????

The good thing is many of us are so professional and take it in stride, making the deal work no matter how many extra hours and high blood pressure moments it takes...neither the buyer … (9 comments)

client relationships: Client Relationships~Day Nineteen of the 31 Days of May Challenge - 05/19/11 03:29 PM

We have a new contract on a house in Waynesville.  Just after dropping the client off at her hotel, I spotted this bird in a nearby tree.  It seems as though she was posing for me, but that isn't the case.  I had interupted her as she was bringing home take-out food to the babies.  For such a small creature, she sure did make a lot of noise.  I'm pretty sure she was making bird cuss words at me.

This particular client was very supportive of me stopping to take photos.  I explained about the AR community and she … (13 comments)
