valuation: What will my home be worth in 5 years? - 09/09/15 12:31 AM
I am currently working with a great client whose home I just sold and now we are working with a property he wishes to build his new home on. He is going to build because he just has not found what he has been looking for. He wants a ranch over a full finished basement.
Around here this combination just does not come on the market very often, so my client wants to build. The problem is that with the costs of the lot and the building of the home, he will be towards the top end of values for this type … (2 comments)

There are records that exist in the local government that keeps track of important things like what your home's tax value is. This is so the taxman can collect his due from you every year. Also included are numbers for square footage, lot lines, how much your mortgage was that you took on to buy the home and other pertinent gems. I also like to use this information when I value homes. So, WHY ARE THEY WRONG?
They are I tell you. The square footage can be wrong, the unfinished basement really is finished, the tax appraisal is way to high … (3 comments)

You may have heard the old saw about the three things that matter in buying a home, Location, location, and location. This really is true. I was showing a home in my neighborhood, Eagle Watch, yesterday to a client. It was priced exactly the same as another home we had seen previously outside the neighborhood. After the price there was little similarity. The one we had seen previously needed no work, was larger, and the floor plan much better than the one in my neighborhood.
Was the Eagle Watch home over priced? Maybe just a bit, but it is the lowest … (7 comments)

Valuing a home can be tricky. There are all sorts of ways to value it for sale. One of the worst ways I have seen is to go out to a website that properts to know the value of your home. A professional Real Estate agent is your best bet when determining a sales price for your home.
I look at square footage, outside construction, inside upgrades, and many other things when I price a property for sale. Also, I look at whether or not there is much competition for your home. If your home is the only 4 bedroom 2 … (2 comments)
