We are in a time when sellers are wary of anyone coming into their home. Buyers aren't sure they want to be out and around looking at homes, either. This can really impact the ease with which Real Estate transactions get done. Because of this, the industry is turning more to virtual showing experiences, like increased use of video. When listing a property, not only do I use a professional photographer, but I also do full motion video. In some cases, as above, I will also incorporate drone footage if the property lends itself to it. Why do we go to the extra trouble and expense? Simple. Have you ever found yourself explaining something over and over again? I really like the personal one-on-one with clients answering their questions and all, but wouldn't it be nice to be able to get a group together and explain something just one time? Now you can. It's called video. I am putting together a video library on topics that come up all the time in buying or selling a home. I spent half the day today working under lights trying not to look like an idiot. I think I managed that part, but I sure sounded like one! I worked in our in-house video studio trying to record short video clips that will be used by my buyer clients. It's hard for me to believe that I would have trouble talking about easy things like earnest money, inspections, appraisals and the like. I get asked occasionally if I believe my listing videos work. There are several answers to this question. First, the home owners love seeing the video of their home. Second, they show much more of the home than your basic slide show which normally puts the same pictures that are on the listing together with elevator music. My team had great fun yesterday at our video shoot. We all got a chance to be video'd saying a short message. This will then be uploaded to the individual agents website as an introduction to their site. We also filmed a team video and shot team pictures. Do you text while buying? The ubiquitous cell phone has turned into a major data center device. We can now browse the web and a million other things while on our phone. What a fantastic thing for home buyers today. Our phones can now show us all homes for sale in an area around where we are standing. I found out last night that my video of a listing I submitted for the Kodak Video Challenge tied for 3rd place! I was thrilled to be honored among the other great videos. I really believe that this is the year for Real Estate Videos. If you are not currently producing them, you should look in to it. The other Realtors I talk to are afraid that these videos are too hard for them to do, or the equipment is too expensive.
