Some time ago, I had a very "confident" buyer's agent who said everything with assertiveness and authority.
As a seasoned REALTOR®, I heard "truth impaired" statements, found errors in the offer and watched how the buyer was being "misled".
Here are two examples.
1. When I questioned that the EMD had not been deposited. I was told this is only done when loan was approved. We did not proceed until we had confirmation of the deposit.
2. A bacteria test was ordered on the septic system. (Since when do you need to see if there are germs on poop?)
Toward the later part of the (failed) transaction, I asked
"Is this going to closing?"
With confidence the answer:
"Yes, of course!"
I asked why are you so sure?
And this was the loud response:
"Because I need it to close, I need the money!"
Oops..that is the wrong answer!
Be very careful and make sure you have done the research and have credentials on the "professionals" you have chosen to work with.
Confidence is not enough.
