refinance: Gratitude! A simple; powerful word. - 05/23/10 02:18 PM
"Nothing on this planet is more powerful than an attitude of gratitude."

I am so grateful for everything GOD has provided.  Life has its ups and downs, but when you focus on the POSITIVE, the small bothersome things diminish.  The news focuses on the negative, gossip focuses on the negative.  Every time you read about the real estate industry, it is all negative.  Well, how about the speaking about the 1st time home buyers who have the courage to buy and see they are making a home for their family and buying at the best time in history?  And how … (2 comments)

refinance: Do you have courage to succeed? - 05/23/10 02:05 PM
"Courage isn't the absence of fear; it's the dealing with it." Tex Randall

What are you afraid of?  Failure?  Not being able to pay your bills?  Worried about where the next client will come from?
After graduating college, my first manager told me something I remember to this day: "if you do your job well, you will reap the rewards."
Every client I meet, I treat just as important as the last.  I try to make each one feel special.  For example, I had a former client refer one of their best friends to me.  They wanted to meet this … (2 comments)

refinance: Do you care what others think? - 05/23/10 01:49 PM
"Do what you feel in your heart to be right - for you'll be criticized anyway." Eleanor Roosevelt.

Do you worry about what others might say about your words or your actions?  If you follow your heart, you should not care about what others say or think.  People will criticize you for so many reasons; all of which do not matter if you follow your heart.

refinance: YOUR life MUST have PURPOSE! Do you know yours? - 05/23/10 01:42 PM
"A life without purpose is a languid, drifting thing. Every day we ought to review our purpose, saying to ourselves .... "This day let me make a sound beginning, for what we have hitherto done is naught"" !!! Thomas A. Kempis.

What is YOUR purpose in the Real Estate industry?  Is it a seller's agent ; a buyer's agent; a loan officer; a closing attorney; an appraiser perhaps?  The real estate industry allows us to help others.  By helping others, we have purpose on this earth.  What is better than that?

refinance: Do you write FB or Twitter statuses of where you are? READ this ! - 05/06/10 02:42 PM
STOP telling the world if you are home or not!  A local family was robbed this week when the mom posted she and her family were going away for the weekend.  They lost over $60,000 worth of possessions!

Facebook and Twitter and other social websites can be lots of fun.  A place to meet friends and to revive old relationships and keep your friends posted on what you are doing.  BUT! The thieves can be lurking.  Protect your privacy and the where-a-bouts of you and your family.

refinance: June 30th close date for the tax credit: Extension? - 05/03/10 04:13 PM
June 30th is less than 2 months away.  This is the important CLOSE date for the $8000 tax credit for first time home buyers and the deadline for $6500 for the repeat (move up) buyers.  Short sales taking 3, 4, 5,6 or more months.  REO's taking a few months to close.  The Obama administration has requested banks make faster short sale decisions within 30 days.  But this is NOT happening.

The question of "will the June 30th deadline be extended?" is getting louder and LOUDER!  I believe it MUST be extended or there will be many screaming first time home … (2 comments)

refinance: Why didn't this great movie: Hachi: hit the big screen? - 03/21/10 01:35 AM
God forbid we should have a movie with NO violence, NO sex, NO vulgar language, Rated G hit the big screen for all to see.

Hachi is a movie for the whole family.  Starring Richard Gere and Jason Alexander.  It's a TRUE story of a man and his loyal dog.  It was filmed in Rhode Island and the story begins from Hachi's (the dog) early days.  It is a heart warming story of a man dedicated to his family and his job who finds a new best friend in his later days.  An unbelievable bond develops between them, which lasts … (9 comments)

refinance: Social security surplus? GONE! First time in its history! - 02/08/10 02:28 PM
Oh NO!  Social Security surplus is GONE!  First year this has happened.  It is being attributed to the recession.  With so many layoffs, employees have taken early retirement by accepting a "golden hand shake" or by having no choice.

This crisis was coming but it was rushed by the recession.  So, the question is "now what"?  A social security bail-out is inevitable. And they may raise the retirement age again.  If medical technology can keep us alive an extra 10 years, we should be able to work an extra ten, right?

Where does all this bail-out end?

"You can't direct the wind - but you can adjust your sails." Anonymous

Had a tough 2009?  2008 was not a good year either?  Well, then it is time to CHANGE what you are doing to attract business.  Many agents conduct business the old traditional ways and continue to be successful.  But times have changed and we need to adapt to those changes.  It's time to "adjust your sails".
Becoming more internet savvy will increase your business.  Take computer classes.  Education can only help and not hurt you.  Buyers search the net to purchase homes.  So, you need to be able … (6 comments)

refinance: Do YOU fantasize? The DR. says it is ok! And actually good! - 12/02/09 01:00 PM
Yes, I fantasize...doesn't everyone?  Now, come on, I know what at least 50% of you are thinking! But fantasizing can include all aspects of life.

Just today I was fantasizing I was on the beach in Florida working from my cell phone and financing every client I met and closed them all in 5 days.  Ahhhhh: great fantasy!
Here is a quote from Dr. Seuss:
"I like nonsense; it wakes up the brain cells. Fantasy is a necessary ingredient in living; it's a way of looking at life through the wrong end of a telescope. Which is what I do, … (1 comments)

refinance: How many computer "experts" have you hired/paid to assist you in your endeavors? - 12/01/09 01:01 PM
Well, I am now going on my 5th!  I have yet to understand how to achieve a higher ranking in google.  Everyone tells me something different.  If I google my name, I am on over 7300 web pages.  My website has been tagged to all these web pages, but yet my website is no where near the top of the google search.
I have been told "tags" work.  Then I see a video from google that shows Mr. Google stating "tags" are meaningless in the search engine.  "Description" means something, though.  Linking to others is supposed to help.  I have done … (12 comments)

refinance: VA LOANS ARE still ALIVE AND WELL!: Up-to-date information - 11/30/09 01:01 PM
A VA loan is 100% financing with NO monthly PMI.  It is available to all on active duty and their spouses and those veterans not currently active.  This loan is easier to obtain than conventional financing. A veteran CAN use their entitlement again under certain conditions.  It can be used for 1-4 unit owner occupied residences.

The veteran borrower is charged a nonrefundable upfront funding fee, which can be financed, instead of a mortgage insurance premium. This fee is 2.15% of the loan amount for a first-time service veteran making no down payment. It is higher for reservists & for … (0 comments)

So, here I am at the 50,000 mark!  What have I learned?  Have I accomplished anything?

I say "YES."  I have learned so much from this community: how to network, learn from each other's trials and tribulations, find information so easily, the list goes on......
Also, I have generated leads from Active Rain and the consumers have been happy.  I believe they come here to see and find someone who spends time on their business.  Who is willing to dedicate hours and hours educating others and collaborating with others?  A consumer always wants a professional who is knowledgeable of their … (3 comments)

refinance: Are YOU happy in your job? HAPPY? - 11/29/09 10:30 AM
"Man is happy only as he finds work worth doing - and does it well." E. Merrill Root (1895-1973) American Writer

Doesn't this make sense?  If you enjoy what you do, you are happy!  Pure and simple!  If you leave work every day and say things like, "I hate my job" or "I wish I could be doing something different", then it is time you change your job!  Now this might not be the easiest task in this market, but isn't your happiness worth the time it will take to find a new job?
If you are unhappy with this … (2 comments)

Do  you get up every morning or go to bed each evening with a plan for the day or the next day?  Do you stick to the plan?  For example, you say you will send out Thanksgiving Day cards to all your clients and, instead, you only send out a few?  Or you had a goal of calling expired listings for the past month, but only achieved calling … (2 comments)

"You are a wise soul who unlocks the mysteries of life by beginning with the self."

By knowing yourself, you can begin to understand life and how you can "fit in".  We all wonder "what is life all about"?  Perhaps we should ask ourselves "what am I all about"?  Perhaps I want to help others or I just want to help myself and my family.  Whatever it is you want out of life, figure that out first and then figure out how to attain it.

refinance: Do you UNDERSTAND people? - 11/17/09 11:48 PM
"You are a soul who does not over-think, or over-act or over-speak, because you UNDERSTAND." Author unknown
Do YOU understand people or do you over-speak them and over-react or think too much about a situation?  To understand someone means, to me, knowing THEIR goals and what THEY want.  Not what I want or what my goal is.
I approach each consumer with this thought process.  What is it that they want?  By achieving their goal, I should see a happy client at the closing table!

refinance: STREAMLINE REFINANCES: FREEEEEEEEE !!!!!!!! - 01/14/09 01:49 PM

Have an FHA loan?  Streamline refinances are the best way to lower a rate!  Find a lender who will refinance you at NO cost.  This includes NOT adding to the loan amount and NOT charging anything at the table.  If the borrower does not need cash out, an appraisal is not even needed!
So, even if a homeowner is upside down (they owe more than the house is worth), a streamline can be approved.  The streamline is allowed for all FHA loans.  Even FHA loans on properties that may now be investment, which were once owner-occupied are eligible for … (1 comments)

refinance: Mortgage Crisis: Please post your ideas to SAVE homeowners! - 04/18/08 02:44 PM
We all have ideas on what the government should do to save homeowners. Please comment on this blog and let's hear your ideas!
Here is an idea:
How many times do you have a client who had an adjustment to their mortgage and they are now paying a large increased amount.  They are trying to refinance into a lower fixed rate, but they do not qualify due to DTI (debt to income) ratios, credit issues and they do not have anyone to co-sign for them, but yet they would save mega $$$'s per month if they could refinance.  FHA should have a % of savings … (7 comments)
