We keep reading that Florida is leading with cash sales and most articles attribute it to investors, hedge funds, foreign buyers, etc. as noted below.  However, what is missed by almost all those making their "analysis is the huge number of buyers who are retirement home buyers.  And many, many of these are cash buyers.  They are selling big homes, or farms in northern states and comparatively Florida is cheap enough (or they are downsizing) so they can easily pay cash.  These cash sales are not squeezing out first time homes buyers … (3 comments)

"Florida’s foreclosure courts have made almost no progress in clearing an overwhelming backlog of cases from their dockets despite a $4 million stipend awarded by lawmakers this year.As of Oct. 31, there were 377,272 pending foreclosures in Florida’s 20 circuit courts, a net reduction of just 435 cases since the money became available in July, according to the state courts administrator."

My Mom is so right.  She lives in Western New York and says I will miss the four seasons.
      
We only get an abbreviated version of the four seasons.  
 
1.      Fall only lasts 2 weeks as the acorns fall and trick or treaters skate to the door.
 
    
 
2.      Winter rolls in with its endless sunny days with no rain and no snow or ice to scrape.  Oh how boring!

Imagine, I pick up my out of state buyers to look at one of my better listings.  As we are driving North on HWY 41 we are running into a cold front rainstorm just outside Rainbow Springs State Park.

How many times have we heard that?
But wait a minute, I already cut my commission!  When your house lost 1/2 its value, I lost 1/2 of my commission!
And guess what?  My costs have not gone down but have gone up!
In the last 6 years if you live in Florida, your home value is off by 50-60%.  I feel for you so has mine! 
But what has happened to my costs?
