School district 12, the Cheyenne Mountain district is a very popular and well regarded district to the Southwest of downtown Colorado Springs. The famous Broadmoor Hotel complex lies within district 12 and it is near both Fort Carson and the Cheyenne Mountain military installation.

School district 20, known as the Academy district is often mentioned when people are asked about good school districts. Just to be clear, El Paso County has many good school districts but district 20 seems to have an edge when it comes to being mentioned by people.

Since then, the Colorado Springs market has heated up even more and inventory levels are lower than they have been in years.
One of the potential downsides is that homeowners, investors and flippers may put a house on the market that seems ok but isn’t a good value.
There is an old adage about “putting lipstick on a pig.”
A home that isn’t the best value may not be quite that obvious.

Just as many Millennials are digging out from under their student loan debt they are encountering the fact that many markets, including El Paso County / Colorado Springs, are experiencing very low inventory.
They see properties going under contract before they can even get off work to go see them.
Two of the many attributes attributed to Millennials are hope and self-reliance.
Both of these can take a beating in a low inventory market.
More than one Millennial has exercised their self-reliance and bought the wrong house just so they aren’t left out in the frenzy of multiple offers.
There is a better way.

Two houses may be priced the same but have very, very different values. One house has all the positives we look for in a house. The other may have: Geological /soil issues Environmental issues Plumbing issues - such as polybutylene supply side pipes or cast iron drain pipes Electrical issues - such as a Federal Pacific Electric - Stab Lock breaker box or other breaker box that an electrician should evaluate Roof issues - such as a T-Lock roof Flooring issues - such as laminate floors that are the subject of a class action lawsuit These are just some of the aspects of a house that a knowledgeable broker (4 comments)
While the district does have a couple of public schools on the Air Force Academy grounds, the other 25+ campuses are not on the Academy grounds.

Colorado Country is a neighborhood in a great location on the east / central side of Colorado Springs. These houses were built from the early to late 80’s. Colorado Country students are zoned to district 11 schools.
This neighborhood had 29 single family sales in 2015. Sold prices ranged from $139,000 up to $249,900. The median sales price was $182,000. Median price per square foot was $121. Median days on market were = 15 days. Median square footage was 1,450.

Park Vista Estates is a large neighborhoods in a great location on the north / central side of Colorado Springs. The typical lot is about a half-acre in size. Houses were started in the late 50’s and building continues to today. Park Vista Estates students are zoned to district 11 schools.
This neighborhood had 8 single family sales in 2015. Sold prices ranged from $235,000 up to $405,000. The median sales price was $315,000. Median price per square foot was $111. Median days on market were = 48 days. Median square footage was 2,885.

Vista Grande Terrace is one of the largest neighborhoods in a great location on the north / central side of Colorado Springs. Vista Grande Terrace is just north of the intersection of N. Union Blvd. and N. Academy Blvd. These houses were built between the early 70’s and the late 70’s. Vista Grande Terrace students are zoned to district 11 schools.
This neighborhood had 118 single family sales in 2015. Sold prices ranged from $125,000 up to $289,900. The median sales price was $208,250. Median price per square foot was $107. Median days on market were = 38 days. Median square footage was 2,001.

Erindale Park is a neighborhood in a great location on the north side of Colorado Springs. Erindale Park is immediately East of the Pulpit Rock Open Space. Erindale Park students are zoned to district 11 schools.
This neighborhood only had 2 single family sales in 2015. Both of those houses were built in the early 80’s. Both had a 2 car garage. Sold prices ranged from $270,000 up to $276,500. The median sales price was $273,250. Median price per square foot was $93. Median days on market were = 162 days. Median square footage was 2,979.
