I'm an avid reader. I love to read about technology, history, real estate, and self-improvement. I recently came across a book written by a local Broker/Lawyer in my area titled "Finishing on Top: How to achieve personal goals, become successful, and experience happiness through the power of finishing by Sherman Toppin, ESQ.

Seller's or possible seller's are currently reluctant to put their homes up for sale because of possibly not being able   to find another home. There is somewhat uncertainty in our political environment and a mirage of other issues. As Realtor's it can also be difficult to continue on in our changing industry as well as trying to understand who to market too-when-and how?

1. RE License courses didn't teach you how to find new clients.
2. You are in the lead generation business first, real estate business second.
3. Your work hours will be crazy. (prepare your family)

I do not like lockboxes because of 3 reasons.
1. They are not safe. People that live alone should not have the keys to their home in a bock outside on the door, visible for all to see as well as easy access for anyone that received the code since the house went up for sale. I had a client who was home, in the nude, relaxing in her house-when two male agents and a male client came into her house using the lockbox key. They were 3 days late and they did not knock. The client almost fired me.

Philadelphia Gas Works also known as PGW, had a rule in the past regarding placing liens against the title of property for unpaid gas bills. This rule put landlords in a terrible position. If the tenant  or multiple tenants failed to pay the gas bill, the property owner would be required to pay the lien when selling the property.
