I have been an avid reader since I was a child. Now a hundred years later I appreciate that my parents introduced me to books at an early stage.  I have read many a classics and some that were forgotten as soon as I read them.

Did you hear that the National Bureau of Economic Research declared that the Recession is over?  I was so amazed when I heard this I had to do some research. Where these people are located, who came up with this statement?  I found out they are headquartered in Cambridge Massachusetts. Now do not start rolling your eyes, I know, I used to live in Boston, MA.

As we reflect on how the Real Estate Condominium Market Activity fared for the month of July, in Century City, CA; I am noticing a universal trend in the markets which I watch very closely. The inventory is increasing and the number of properties which are in Escrow decreasing.
This is partially due to the Tax Credit being eliminated as well as we are in the middle of summer and people are not as focused on buying homes at the moment.

The age old question:  What sells a home?  I have read many articles, posts and comments. There is a school of thought that many agents, brokers believe that the answer is: The Price. I am a firm believer Price is just one of the components. The real reason a house sells is the Realtor®. The Realtor® recommends the price and the marketing strategy. The Better the The Realtor® the faster and for more money the property will sell!

 Paradise Cove, Malibu, CA before all the people arrive for the summer rush. It is easy to get food wine or beer and most importantly  a parking space.  I would bet  you today if you manged to get  in to park, there would be no room for anything and the wait would be pretty extensive to get food and drinks.
 Inspite of it, Paradise Cove is a great destination place no matter what time of year. The food is good too.
 
 This is the time when even seagulls have room to walk.

After many weeks of not being able to get on AR, I am finally back. Three Market Reports are late, and I am many blog posts behind. The good news is I have many closings under my belt as well. One I am particularly proud of.... "The fixer" in Tarzana, CA, Seller and Buyer both happy, the ultimate reward to a Realtor, well at least to this Realtor.

Did you know that a reconveyance of a Trust Deed needs to be recorded? This should not come as a surprise to anyone. Now that more and more creative sales are taking place, such as seller financing, this is important to let the buyers know, that once they paid off the loan to the seller, they need to have the Trust Deed reconveyed by the seller. The seller has to sign the Reconveyance; they need to notarize it and then take it to the County for Recording.

The Playa Vista Condominium Market Report for March 2010 looks quite different from the February report. The Active Inventory had a slight uptick, currently there are 33 active listings on the market.
There was a greater increase in the properties that went into Escrow this month vs. last month. There are 11 Condominiums which are Accepting Backup Offers and 20 are pending. This I attribute to the new California Tax Incentive for buyers. As the Federal Incentive is fading into the sunset here comes California with a Tax Incentive.

As some of you, who know me, are aware I am a huge Red Sox fan. I am very excited that the home opener is also American League Opener and it will be at Fenway Park, Boston, MA. Even more exiting is that it will be on ESPN. So here we are Easter Sunday I am able to watch this great game, Red Sox vs. Yankees. It does not get much better than this.

 Here we are less then 48 hours from the Super Bowl,  what will you be doing? As an East Coast Transplant  from Boston to Los Angeles, I remember we had a Super Bowl Party the first year we moved out and said we will make this a Tradition. We had a nice turn out of Angelinos, who were polite and came and watched "the game".

How to get an offer accepted? Use a Realtor! I wrote this post a while back and now after reading it I find it how true this post was then and how it is timeless now.
Many buyers are asking on various Internet portals how to get an offer accepted.  My answer has not changed and the answer  is still the same:  That is easy, use a Realtor. The multiple offer phenomenons have returned in certain markets. Where is that? The areas are in the Short sale and Bank-owned property. This market is smoking.   Friday night regulators seized a Los Angeles based bank, California National. No fanfare, almost hidden in the Halloween revelry. I am outraged it is not front page news. This bank is the fourth-largest bank failure this year and no one is talking about it.
 As soon as the regulators seized it, they sold it immediately to US Bancorp a Minneapolis based bank. How could this happen? All the tax payer money could not save this bank? I am outraged, where are the politicians? Where are the banking regulators?

Appraisals Delays and the Cause and Effect of these delays to all involved is just amazing.More often then I would like to know, Appraisals have been consistently reaching Lenders late. There have been a number of discussions about Appraisals by Realtors and Mortgage Brokers and the delays that this has caused in obtaining loans for the Buyers.
 As the Real Estate market continues to move slower then we would like, Sellers, Buyers, Realtors and Mortgage Lenders all remain uncertain. We are looking at these trends and first thing we need to do is to adjust our way of doing business.

Here we are the Century City, CA Condominium Market Report a bit late, nevertheless still interesting. I find it always interesting when you talk to people who like to generalize how the real estate market is, based on their feelings, emotions or what they have heard in
 The Active listings have decreased by about five from last month. In the big picture that is negligible when you see that there are currently 309 Condominiums on the Market.
 The ones that are in Escrow and have not removed their contingencies are identical to the month before. There are 34 accepting Backup Offers.

I have compiled the Marina Del Rey Condominium  Market report for August.
 The numbers seem very consistent with July’s Active Listings. Currently there are 184 Active Condominiums on the Market, compared to July it is one more.
Properties that are in Escrow and Accepting Backup offers as well as Pending are amazingly similar as well. There are 26 properties where the Buyers have not removed their contingencies and there are 37 that have removed all their contingencies. The numbers are virtually identical.

Marina Del Rey, CA Condominium Market Report for July 2009. I have been covering three different micro market areas on the West Side of Los Angeles and the trends are very similar. Month over month since January the volume of sales have increased.
 This is interesting news for the over well being of the Real Estate Market. I am particularly interested in the Marina Del Rey Condominium Market, since not only do I sell here, but I live here as well.
 Currently as of July 31st 2009 there are 183 Active Condominiums on the Market
