jeff dowler: Encinitas Real Estate - Encinitas Market Report for January 2009 - 02/03/09 01:41 PM

As a buyer or seller in the Encinitas real estate market, it is important for you to have data about the market conditions in order to make a more informed decision about what to do with regard to buying, or selling, your Encinitas home.
Here is a summary of the Encinitas real estate market for January 2009 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed.
In January 2009 there were 29 homes sold in Encinitas (a 21% increase in sales over December). … (4 comments)

jeff dowler: Can YOU go From Double Wide to Double Wide? - 02/02/09 02:53 PM
The journeys we take as real estate agents can be far reaching.
The variety of clients, both seller and buyer the challenges to confront and the problems to solve daily and the knowledge that no deal is done until it has recorded provide an endless selection of roads to choose. Surprises can arise at any time, and when you least expect them.
Success depends, in part, on being able to switch gears quickly, modify one's behavior to fit the situation (dealing with a 80-year seller vs. a 21-year first time buyer), and bring to the forefront knowledge and experience needed to … (22 comments)

jeff dowler: Carlsbad Real Estate Market Report - January 2009 - 02/02/09 01:28 AM

The Carlsbad real estate market continues to evolve, and the statistics for January show a number of changes since December of 2008. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.
Media reports speak in general terms, rather than local, so that information may not represent the reality of our local Carlsbad real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller.
In January 2009 there were 57 homes sold … (4 comments)

jeff dowler: Carlsbad Real Estate - Detached Homes at Tramonto at Aviara in South Carlsbad - 01/31/09 08:24 AM
The detached homes in the Tramonto at Aviara community are some of the most affordable homes in the Carlsbad real estate market in the Aviara area, the most expensive, on average in Carlsbad.
Overlooking the Batiquitos Lagoon and a short distance from the ocean, Aviara is a resort residential community anchored by the luxurious Four Seasons Aviara Resort. Rolling hills, lush vegetation, and beautiful landscaping, upscale homes (both gate and ungated neighborhoods), and views of the golf course, lagoon and ocean convey a sense of general wellbeing and affluence.
Those fortunate enough to afford the housing here enjoy a residential community … (1 comments)

The Carlsbad real estate market offer buyers a number of choices of new construction housing, including resales of newly built homes. The La Costa area in South Carlsbad has a couple of planned communities that still have new homes for sale. The most dramatic is La Costa Ridge, a gated community built on the highest point in South Carlsbad.
La Costa Ridge consists of 4 neighborhoods (Fiori, Messina, San Vincenzo, and Dolcetto), each by a different builder, a variety of home styles, sizes, and price ranges, and some terrific views of the back country, vistas to the north and south, views … (4 comments)

jeff dowler: It’s Superbowl 2009 and You’re Having An Open House…Or ARE You?! - 01/29/09 07:18 AM
I generated a good bit of interesting discussion 2 years ago TODAY with a post about the value, or not, of holding homes open on Superbowl Sunday.
Superbowl Sunday - A Great Day to Have an Open House...Or Is It?
The market has shifted quite a bit since then - prices have dropped a lot, we have many more short sales, foreclosures, and REO's, and the economy has been turned on its head.
Oh, and the Bears and Colts were playing. J
So, with all that, does this have an impact on holding an open house on one of your listings … (14 comments)

jeff dowler: "Cater Joe's," I mean Trader Joe's, is Coming to Carlsbad SOON! - 01/28/09 01:42 PM
The new Trader Joe's will be opening in Carlsbad on or about February 19th. The opening of this popular store has been much anticipated by area residents, probably mostly by those living in Bressi Ranch, the location of this and other stores, including a Stater's Brothers and the Rubio's restaurant chain. As folks in the area know, Bressi Ranch is a recently built and popular master planned community just north of La Costa.
Just a small aside - when my wife and I owned our art gallery in Cambridge, MA for 2 years we used to have 5-6 new art exhibits … (5 comments)

jeff dowler: A Day in the Life of a Consumer - Lessons and Reminders for us All! - 01/23/09 01:13 PM
I spent the day today as a consumer.
Somewhat urgent family issues called me to Philadelphia for several days - seemed like an interesting opportunity to pay attention to the consumer experience, especially since traveling these days can be such a nuisance. Perhaps there would be some lessons and reminders about customer service.
Lesson 1 - PROVIDING UNNECESSARY SERVICE UNEXPECTEDLY.
A quick drive early in the morning before rush hour brought me to the Long Term Parking facility I have used before - Park Shuttle and Fly off Harbor Drive. I was greeted at the automatic gate in the rain by … (49 comments)

jeff dowler: Inauguration 2009 Memories from Carlsbad, California - 01/21/09 02:09 PM
Like many folks throughout the world we were glued to the TV early in the morning (California time, that is) to watch the Inauguration LIVE. It's hard to put into words that haven't already graced the media as to what this means.
Emotions ran high, of course, and I cannot remember any single event that has captured the attention of the world in the way in which this has...even 9-11. It was incredible to see the millions of people on hand for the live Inauguration in DC as well as people around the world gathering to witness this historic event.

Things are moving along at the Bluwater condos in terms of construction, and I understand they are getting close to being able to release the pricing.
Here is some updated information for folks interested in the innovative and exciting condo townhomes at Bluwater Crossing. As you may know from my previous article, this complex is within walking distance to the Carlsbad beaches and adjacent to the Poinsettia Coaster Station:

The majority of the homes are designed at live-work lofts ( some townhomes without the work space option will be part of a later phase) with the work space on … (1 comments)

jeff dowler: Carlsbad Real Estate - Buying a Loft: Make Sure It's What You Want - 01/19/09 05:59 AM
There seems to be a certain cache about lofts these days, and they are gaining in popularity out here in the Carlsbad real estate market and in other So Cal communities, especially urban areas.
Having come from the Northeast, I was used to the idea of lofts, which have been around for a while. Lofts there are generally converted industrial buildings of one sort of another - manufacturing facilities, mills, factories, etc. - and they were usually in fairly urban settings.
Open spaces (no doors or even walls), high ceilings, exposed pipes, beams and brick, and large windows are typical. As … (5 comments)

jeff dowler: Do You Write What YOU Want, or What CONSUMERS Want? - 01/16/09 01:59 AM
There is amazing diversity of articles here on ActiveRain from an equally impressive group of folks in all areas of the real estate business. People create post from a broad range of perspectives covering all sorts of topics related directly, or indirectly, to the business as well as articles that have nothing to do with real estate at all.
How do you decide what to write?
Do you write what YOU want or what consumers want?
It seems that some folks are writing for the points. Plain and simple. Not many, but some (people, that is). That's fine. I'm steering away … (82 comments)

jeff dowler: Walkable Neighborhood Series – Downtown Oceanside Real Estate Near the Beach - 01/12/09 08:27 AM
Buyers in the Oceanside real estate market who wish to be near the beach or within walking distance to amenities will find they can have the best of both worlds. In many cases finding an Oceanside home near the beach will put you within close proximity of the amenities in the downtown area of Oceanside which is going through quite a transformation.
As many know, Oceanside is the northern-most residential community along the coast in San Diego County, just south of Camp Pendleton, and next to its southern neighbor, Carlsbad.
This town of over 160,000 is diverse in many ways - … (6 comments)

Living close to the beach is a dream for many who are buying in the Carlsbad real state market.
No wonder - it can be a pretty nice life with great beaches to enjoy all sorts of activities and wonderful weather. Living near the water, of course, comes with a price, but if you are willing to give up views n order to be else, there are actually some pretty appealing and reasonably affordable homes for sale.

jeff dowler: Cardiff Real Estate - Cardiff, California Market Report for December 2008 - 01/09/09 03:02 AM

As a buyer or seller in the Cardiff real estate market, having data about the current market conditions will enable you to be an informed decision regarding what to do with regard to buying a home in Cardiff, or selling your Cardiff home.
Because of the type of community that it is, and its size, the Cardiff real estate market is very localized, and knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decisio
