moondancer realty: Holy Cow! There's Still A Lot to Do!~Day Twenty One of the 31 Days of May Challenge - 05/21/11 05:01 PM
That's right, Holy Cow! it's good to have the photo contest behind us. It was fun to go through all the pictures in files on the computer, but for the last week it felt like lots of waking moments were devoted to reviewing and editing pictures.

Its been tough catching a lot of posts, mostly because I had the whole non-functional monitor issue going on.  That's solved, new HP monitor - hate spending the extra money and having to deal with recycling or disposing of the old one, but hated even more not being able to see what I'm typing!

moondancer realty: Hey, Listen Up! I Don't Have Much Time~Day Eighteen of the 31 Days of May Challenge - 05/18/11 09:20 AM
No, really - between being swamped at the office (hooray), coordinating plumbers and tree cutters at the house, social visits with friends, business visits with clients, the monitor at home being blank, this 31 Day Challenge, filling out the AR survey, responding to comments on the posts, reading other posts, back to more work at the office, the deadline looming for the Photo Contest...all of that and more, no wonder there's more and more silver threads among the gold less silver hair.
Don't even get me started on the AR server being down periodically.  My new friend, Clint, the home inspector … (7 comments)

moondancer realty: Think of Jackson County, North Carolina as a Swinging Place~Day Thirteen of the 31 Days of May Challenge - 05/13/11 12:36 AM

Sure, a lot of people would never think of Jackson County, North Carolina as a swinging place - but they'd be so wrong!

We have  tons of perfect places to grab a seat on a swing and take in all of our mountain and pasture views, or listen to our creeks, streams and rivers, or maybe even grab a blanket and pillow to just snooze the afternoon away.

moondancer realty: Just Who Should Sign the Real Estate Documents? ~ Day Twelve of the 31 Days of May Challenge - 05/12/11 12:45 AM
Corporations, Etal, Trustee, Power of Attorney, Executor, Formerly Known As...Can any real estate agent ever "assume" that the individual sitting across the desk for them is just who should sign the real estate documents?

There is no room in real estate transactions for "assuming", that is "assuming" you want to keep your license and sanity intact!
This will be a short and sweet post - do your research up front, get any uncomfortable questions out of the way early.
If when you pull the deed up prior to taking your listing, the property is held in names like "insert any … (9 comments)

moondancer realty: We Got Shoplifted...Again! ~ Day Ten of the 31 Days of May Challenge - 05/10/11 02:35 AM

My partner called while I was out showing to tell me we'd been hit by the shoplifters again. Yep, the advice shoplifters got us again!  Thank goodness it doesn't happen often.
Remember the post about hearing a mother and daughter freely exchanging cuss words in a conversational manner?  Well, here's what happened...
An acquaintance, in good faith, referred a friend of hers to us for a possible listing. The house had been listed, was now expired, seller very dissatisfied with listing agent, blah, blah, blah.
This was a Saturday and seller wanted to meet with us that day. Not a problem if … (11 comments)

moondancer realty: Juggling the Schedule ~ Day Nine of the 31 Days of May Challenge - 05/09/11 12:04 AM
Where does the time get to? This week I'm juggling the schedule and trying to make it all the components mesh with each other.
We have a client in from out of town ready to buy a house. So, we are trying to coordinate schedules to make sure she sees everything she needs to in order to make the right decision.
We have a contract we are keeping our fingers on and staying in communication with all the various "team" members to see it to completion.
We have an offer going back and forth...enough said about that!
We sold a van. … (6 comments)

moondancer realty: My Mother Never Taught Me to Cuss ~ Day Seven of the 31 Days of May Challenge - 05/07/11 02:32 PM
Hearing a mother and daughter speak together the other day while using blushingly foul language with each other, I realized my mother never taught me how to cuss.  That's one skill I had to learn on my own!

When I take inventory of the skills I do have though, so many of them trace back to my mom.  While I don't think she was grooming me to become a real estate agent when I grew up - most of those skills and traits have benefitted me in my profession.

Manners matter! My brothers and I had the "magic words" infused into our system.  … (31 comments)

moondancer realty: The Clean Plate Club Open House - 05/04/11 01:15 AM
Good Morning!!! What a difference a six hour sleep and hot cup of coffee can make. Now, let me tell you about The Clean Plate Club Open House held yesterday at 3 KeeKee Run.

Of course, the real payoff will be if we get a contract out of the exposure from yesterday - but, we had an incredible response to our Open House. The seller was there long enough to see how self contained we were and we had a chance to talk about the effort we make to market our open houses. One of the agents who came said, "How … (13 comments)

moondancer realty: Is Your To Do List Under Control? - 04/22/11 02:21 AM

Are you in control of your "to do" list or does it control you?
Realtor, thy nickname is Flexible or Multi-Task or Back Up & Punt (whatever that means)...you get the drift though. For me, the to do list is something I constantly aspire to complete.  It always seems to have way more to get done than seems possible in one day...and it is NEVER unaltered before the day is over.
Shortly after joining ActiveRain, one commenter read my profile and noticed that we've chosen to set our company, MoonDancer Realty, up as a Team based company.  For us, … (11 comments)

moondancer realty: The Seller Said "No B.S."...How Refreshing! - 04/20/11 04:23 PM

Why can't more sellers be like this?
We received a referral from an acquaintance yesterday.  Before looking at the house, we decided to meet at the office to get a feel for the seller's motivation and to just have an opportunity to get to know the seller a little. We would drive out to the house after talking a little.
Sometimes it seems that if the first meeting is at the house, everything becomes all about the house and not so much about the seller.  It can be a good way to get an indication of the give and … (14 comments)

moondancer realty: First Jack in Jackson County, North Carolina - 04/20/11 12:38 AM

This infant Jack in the Pulpit just popped up along the driveway at
my home in Balsam, NC. The first time I'd ever heard of this
wildflower was in a line of wildflower themed t-shirts we used to
carry in our camping and backpacking shop, Venture Out. Once I
became familiar with this very cool shaped flower, I'd see it quite
often when out hiking or camping in the Pisgah or Nantahala
National Forests or The Great Smoky Mountains National Park.

This other baby Jack in the Pulpit is growing up
with a lush … (2 comments)

moondancer realty: What's In A Name? How Do We Define Ourselves? - 04/16/11 03:27 AM

This subject has dominated my thoughts lately. We recently decided we could better serve our clients and ourselves professionally with our own firm. Once we made the decision to open our own brokerage, we spent a tremendous amount of mental energy on naming the company.
Should we go with physical location, identify ourselves with our area? Include town names like Sylva, Cullowhee or Dillsboro? How about Jackson County? Maybe attach a location covering a larger area, like Western North Carolina, Great Smoky, Blue Ridge, or Appalachian Mountains? These names were frustrating us by the confinement they represented and the name … (4 comments)

moondancer realty: Update on "If We Can't Call It a Family Home...What Can We Call It?" - 04/14/11 03:00 PM

Here's a follow up to last night's blog about appropriate terms to use when marketing homes. I got some great comments back from AR members, but it seemed that we all share some concern over what we can or can't say when describing our listings.
Turns out we CAN call it a Family Home!!!
Well, a call to legal counsel at the North Carolina Association of Realtors helped clarify whether or not we could advertise our big 5BR/3.5BA house as ideal for families or growing families. Turns out we can market properties that way. He directed us to the North … (5 comments)
