Aloha, Apr 13 turned out to be very hot, ending up with 124 sales, which is an increase of 72% over the 72 sales of Apr 12. The increase was spread among residential – which went from 29 to 54 sales, land which had a 160% increase with 10 sales in Apr 12 to 26 in Apr 13 and condo with 44 sales this Apr compared to 33 Apr 12. The “low” in sales was in Apr 08 with 48 sales and Apr 09 with only 45. Apr 13 is far and away the best performing month since 2008. Year to (0 comments)

Aloha, Feb 13 didn’t outperform Feb 12 in terms of number of sales, coming in with exactly the same number, which is 61. Residential was down slightly with 24 sales compared to 35 last Feb, while vacant land shot up from 6 to 13. Condos remained steady rising just one digit going from 20 in Feb 12 to 21 in Feb 13. Three commercial properties sold compared to none for last Feb. Within the last 6 years, only Feb 11 had more sales with 64 while the low was an amazingly low 26 in Feb 09 – so we are making (0 comments)

Aloha, Nov 2012 just missed the mark, coming in with 78 sales compared to 80 for Nov 2011. Even though the sales were off by 2.5%, the numbers are very good when compared to past Novembers. Nov 2010 had 68 sales, Nov 2009 only 48, Nov 2008 had an amazing low of only 29 sales while Nov 2007 had 51. After looking at these numbers, this past month looks pretty darn good. Year to date we are ahead of 2011, with 795 sales compared to 712 at this time last year. The only year to date that had more sales in (0 comments)

Aloha, September 2102 surpassed last September and judging from how busy I’ve been, October will be the same. This September there were 65 sales which is an 18% increase over the 55 sales last September. The biggest increase was in single family homes which went from 28 last September to 34 this year. Condos only increased by 1, going from 20 to 21 sales, the majority of which were in the Hanalei (Princeville) zone. Year to date, there have been 645 sales compared to this time last year which had 13% fewer at 572. This is the greatest number of sales (0 comments)

Aloha, This wasn’t the blazing hot sales summer we were hoping for – Aug 2012 posted the same number of sales as did Aug 2011 which was 69, however for year to date, we have 578 sales compared to 519 sales for year to date last Aug. Residential sales saw a decrease in sales for Aug, down from 32 in 2011 to 25 this Aug. while land went from 7 to 9 sales and condos from 29 to 32 sales. The monthly statistic is an increase over past Augusts which only had 64 sales in 10, 44 in 09, 42 in (0 comments)

Aloha, Jul 2012 sales stats handily surpassed Jul 2011 with 71 sales compared to 59. The biggest change was in land sales, with 15 occurring this past month compared to 2 last July. Houses stayed close to the same, with 37 sales now compared to 35 last Jul. Condos lost ground, going from 22 last Jul to 17 this past month. These numbers are certainly better overall – as we only had 58 sales in Jul 10, 49 is Jul 09 and 60 in Jul 08. If you go any further back than 08, you are in an entirely different market. Aloha, Jun 12 outperformed Jun 11 by 22%, with 81 sales compared to 66 last year. This is the highest number of sales since Jun 08. In Jun 07, there were 85 sales, Jun 08 had 65 sales, Jun 09 - 43 and Jun 10 had 73. Of the sales this past month, 31 were residential, 15 land, and 35 were condos. Year to date the number of sales are 10% higher than this time last year. So far, there have been 430 transactions compared to 391 sales last year at this time. Aloha, Happy Fourth of July! If you’re on Island you may want to take the opportunity to come down to the Pacific Missile Range Facility (PMRF) on July 3rd for music, fun, food, crafts and fireworks. This annual event is open to the public, with gates opening at 4 and ending at 11. As for real estate, June 2012 Stats easily surpassed June 2011 with 80 total sales compared to 66 in 2011. As far as condos go, there were 28 sales in June 2011 compared to 35 this past month. All indicators are that the market is in recovery – (0 comments)

Word on the street is that the market is in recovery which seems to be the case as evidenced by the April 2012 statistics. April 12 saw a 22% increase over Apr 11 which had only 58 sales compared to 71 this past month. Of these sales, 29 were homes, 9 land, and 33 were condos. This is the high since Apr 07 which had 100 sales and is certainly a good sign. April 08 had 49 sales, Apr 09 – 46 and Apr 10 66 – so you can see that this is quite a jump. Aloha, Unfortunately, March 2102 did live up to expectations, at least not mine! There were several spurts of “buying activity” which led me to think we’d have a great March, but we ended up with only 59 sales which is down substantially from the 75 which occurred in March 2011. This represents a 21% decrease. Year to date is, of course, also down with 197 year to date for Mar 11 compared to 183 year to date Mar 12. This is only a 7% decline. In Mar 10 there were 60 sales, Mar 09 – 41 sales, Mar 08 also had (0 comments)

Aloha, We’re starting the year out right – with a total of 63 sales for Jan 12 which is a 9% increase over the 58 sales of Jan 11. Any increase is good news! Of those 63 sales, 30 were residential, 8 land, 4 commercial and 21 condos. The Waimea zone accounted for 4 of the sales, Koloa zone saw 11, in the Lihue zone there were 12 sales, 19 in Kawaihau and Hanalei zone had 17 transactions. This month’s number is an increase compared to past Januarys – in Jan 10 there were 54 sales, Jan 09 saw 20 sales, (0 comments)

Aloha, Finally went paddleboarding this weekend, thanks to some great friends with a couple of extra boards. I learned immediately that if you stand up and are not in the right position on the board, you cannot just walk back to “center.” I ended up in the water in the blink of an eye. Once that lesson was learned, I stood up the second time standing in a much better position (one that didn’t require any adjustment) and had a great time paddling up the Kalihiwai river then hiking to the falls. Aloha , September 11 bested Sep 10 by 5 sales, which represents a 10% increase, going from 49 in 2010 to 54 in Sep 2011. This is up from Sep 09 which posted 40 sales and Sep 08 which had 42 – but is less than 07 with 65 and dramatically less than Sep 06 which saw 98 sales. Year to date we are also up slightly with 560 sales now compared to 518 this time last year. Our lowest year in recent times was 09 which had 346 sales as of September and the high point was, of course, 06 (0 comments)

Aloha, We closed out September with a total of 54 sales, 5 more than Sep 2010. Of those sales, 27 were homes, 20 condos, and 7 were land. Last September there were also 20 condo sales, although this year the majority of the sales were in the Hanalei zone (10) with 3 in the Kawaihau zone, 4 in Lihue, and 3 in Koloa. Last September the majority of the sales were in the Lihue zone (9) with 4 in the Hanalei zone, 4 in Kawaihau and 3 in Koloa. Aloha, It’s been another outstanding week – the kind that makes visitors want to be able to call this beautiful Island home – and as you’ll see, several buyers did take the plunge and find their dream property. So far September is looking good, with 43 sales to date, 21 of which were homes and 16 which were condos. Last September had 49 sales, with 20 condos sold and 16 houses. Aloha, Aug 2010 and Aug 2011 had the same number of sales which was 64. Interestingly, in both years there were 31 residential sales, 8 land in 10 compared to 6 land in Aug 11, 1 commercial in 10 compared to 1 business sale in 11 and 24 condos sold in Aug 10 with 26 selling in Aug 11. The majority of the residential sales were in the Kawaihau zone which encompasses Kapaa with 13 sales. Hanalei stayed the same with 8 in both years. Compared to past years, there were 44 sales in Aug 09, 42 in Aug 08, 65 (0 comments)

Aloha, We haven’t seen a whole lot of shakin going on in the way of condo sales the last couple of weeks – maybe it’s because there are a total of 27 condos currently in escrow. One is priced in the $100K’s, 8 in the $200K’s, 8 in the $300K’s, 5 in the $400K’s, 3 in the $500K’s and 2 are over a million. It’s easy to see what the popular price ranges are! There are also 9 homes in escrow with 4 in the $400K’s, and then one each in the 6,7,8,9, and $1M price range. Those $400K homes don’t (0 comments)

Aloha, June 2011 fell a little short of June 2010 sales, with only 65 compared to 73. Of those 65, 27 were residential, 10 land and 28 condos. The number of condos sold is higher than last June which had only 26. The same goes for land - we had one more sale this June than last. It was the residential that showed a 27% decrease going from 37 in Jun 10 to 27 in Jun 11. Year to date we are slightly ahead, with 380 sales so far compard to 347 last year this time. Aloha, We managed to surpass the number of Jul 2010 sales but just by a hair – so the speak, with 59 sales for Jul 11 compared to 58 in Jul 10. Residential sales were way up with 35 this past month compared to 25 Jul 10. Land fell dramatically with only 2 sales compared to 14 last July. Condos stayed pretty steady, with 18 sales in Jul 10 and 22 in Jul 11. Year to date we are also slightly ahead with 440 sales compared to 405 this time last year to date. This is an improvement over 09 and (0 comments)
