good business habits: You reap what you sow when gardening. - 09/19/22 08:49 AM
You reap what you sow when gardening.

Enjoying a satisfying, fulfilled life is much like a successful, growing season. Focusing on the implementation of tried & true processes, feeding and nurturing the soil under the plant material, developing good work habits daily from experience, allows you to harvest the rewards.

Then plan to plant again for a most bountiful crop the following year.

Peat, reap and repeat often!

Happy Monday all, it is looking promising from here in southern Utah. Will be dropping off fresh fruits and vegetables from Nerdin Gardens to some lucky recipients and then meeting a repeat client to show homes.

Southern Utah Golf & Real Estate: Rules of Engagement

Rules of the golf game consist of a standard set of rules, regulations and procedures by which the sport should be played. The same concept can be implemented in real estate when working with home buyers and sellers.

A clear understanding with a good sense of comradery, goes a long way toward successful end results among all involved. Of course, in golf, bad play days are expected but when practicing real estate, that does not apply.

Being fully prepared to handle any hazards along the way, continuing forward progress in a timely manner is crucial. … (16 comments)

good business habits: Losing sight when the money isn't quick. - 02/22/21 06:56 AM
Losing sight when the money isn't quick.

Cyclical patterns became part of the chatter by industry professionals when visiting the open house event during the St. George Area Parade of Homes. Some predicted a market downturn but I lack a mystical, crystal ball.

I do, however, give the latest statistics in the Washington County, Utah area so that potential buyers and sellers are able to make an informed decision. The number of resales and available build lots, days on market, prices, etc.

My selling area is over-saturated with real estate agents at approximately 2,000 with an inventory of only 296 listings. That means writing … (12 comments)

Successfully Growing a Business.

If everything came easy, the real estate industry may not be challenging enough to keep agents engaged or motivated. Working through adversity, awakens dormant reflexes, refreshing memory muscle.

Everything in writing ensures that details have been discussed and understood, rather than throwing out high spirited conversations or threats that go nowhere. They are a form of strong-arming.

When chaos rules, positive aspects are often overshadowed by events outside the scope of control. Confidence is knowing that intentions reside in the outcome, that the future holds interminable possibilities.

Emotions can ride high as buyers and sellers navigate through a home inspection or after receiving an appraisal that may … (32 comments)

Nerdin Gardens: Busy bees better be.

Awesome blossoms have come alive again in the St. George, Utah area! Just as I was admiring these vibrant orange Marigolds, a bumble bee came floating by, touching down ever so lightly.

Cooler, fall evenings create a sense of urgency for nature's creatures as they intently forage during the day. Soon, they will have a large cache of stored food for the winter months at the nest.

Inspiration is everywhere when we pay attention to our surroundings. For those looking to purchase a home in southern Utah, please contact me. I will find YOU a soft place to land as well!

good business habits: The Past Impassed. - 09/18/19 06:47 AM

The Past Impassed.

As seasoned professionals, we know that past performance clearly has no bearing on today's success and the future depends on consistently implementing tried and true methods. People put their trust in those who earnestly provide exceptional service while helping to achieve their real estate goals.

There will always be those who fly by the seat of their pants, show up late, cancel at a moment's notice, are unresponsive, often ruining that one chance with clients. At one point, reflection upon the past is immanent because a presence in the industry has ran its course, putting them at an impasse.

good business habits: Be genuine and unique up on yourself! - 01/03/18 11:29 AM
Be genuine and unique up on yourself!

Individuality sets you apart from anyone else. When trying to impress sellers in a competitive listing appointment or when first meeting buyer clients, remember that you offer something of value that no other can.

A great place to start is to:
Be confident with the information you convey  Tout your business model and organizational skills Show market savvy in the communities you serve Discuss your real estate strengths not weaknesses Avoid comparing yourself to others in the industry
Remember, there is always someone else working harder but a sincere connection can be felt immediately by those on the receiving … (15 comments)

Two peanuts were walking down the street...

Communicating clearly and effectively with clients, avoids double meanings, leaving little room for misunderstandings. Anything less can mean the breakdown of trusted relationships or troubles ahead.

Focus on helping clients make informed decisions and realize their real estate goals through proven negotiation methods and verifiable information. Say what you mean and mean what you say.

good business habits: Success or failure is not an action. It is a HABIT! - 10/03/17 02:53 PM
Success or failure is not an action. It is a HABIT!

By definition, a habit is a regular tendency or practice, one that is especially hard to give up. People can habitually fail or succeed, many times in life. This may depend on patterns, routines, desire, motivators and work ethics.

 Good Habit
From the time I was old enough to join the work force, I never made excuses or called in sick even if I detested my job. Instead, I looked for new opportunities to be the best! Waking six days a week with clients in mind, motivates me to get up, dress up and show up to get the job done. Though Sunday is typically not a work day in … (12 comments)

good business habits: Do what you LOVE. LOVE what you do! - 08/19/17 08:52 AM
Do what you LOVE. LOVE what you do!

Without purposeful direction, we'd all wander aimlessly. Creating a plan sets a wish to motion with direction, momentum and promise. All one needs to do is to sincerely commit to accomplishing business /personal goals.

You possess the power to:
Inspire someone. Lend a hand. Make a call. Move a heart. Meet a challenge. Think forward. Progress ahead. Do a deed. Offer an ear. Embrace the day, every day and LOVE what you do, do what you LOVE.
Happy Sunday all!

Failure to communic ate the conversation!

An out-of-area home buyer called about golf course properties in a specific area in southern Utah. I began sending him information on home sites and available homes. We spoke on the phone several times to get more specific on actual wants, needs and timelines.

After sending the Covenants, Conditions, and Restrictions (CC&Rs) of a desired development, I phoned to follow up. The phone rang and this time his wife answered.

I introduced myself.

*crickets*

She finally asked about the purpose for the call. I told her it was a follow up call about some properties that were sent to them.

She told me to call him back at a later time.

There is here with a T.

And a sunset is a sunrise with different hours, seperate goals. While it is virtually impossible to be here, there and everywhere, having a diverse business plan can expand online and local market presence.

Some tips to get there from here:
Blog consistently Use sphere of influence Target intended market Increase web site existence Maintain a focused mindset Enhance existing relationships
Focusing more on your goals and less on what others are doing works to your advantage to achieve successful results. Be sure to write your goals down, include short term and long term goals and set them in motion.

good business habits: Doing your best is more important than being the best. - 01/24/17 06:52 AM
Doing your best is more important than being the best.

Too often newbies in the industry get it wrong and immediately chase the money in their efforts to become a top agent. Doing the work is essential, as it sets the tone for success. Putting people first is paramount.

Making the client feel you care matters, and if you offer the solutions they need, trust can develop. It is up to you to leverage given strengths to cinch the deal. The skill set will improve, developing in time.

We are all human and because of that factor, make mistakes. Take responsibility quickly when it occurs. Be accountable. Absolute trust between parties will prevail … (27 comments)

Starting anew...A much needed do-over.

The year of 2007 was met by an arrogant boss who was in denial, refusing to acknowledge the ever-changing market. It was evident that south was the direction it was going and soon, many who worked in the real estate industry would experience life-changing conditions.

Hailed in brisk times, he blamed me for the lack of traffic coming through the doors of the model homes. I began taking real estate classes and soon passed the test. He found out and let me go. The human resource woman apologized to me based on the circumstances.

You talkin’ to me?!

I couldn’t exactly tell because when you said something and looked this way, I assumed you were verbally engaging me but you're also glancing erratically at the screen of your smart phone.

When meeting with clients or friends and family, give them all of your attention.
Turn the phone off Put all else aside Focus on the here & now
As business people, we are constantly monitoring our devices for new information, a text, an e-mail or voice message that is privvy to a transaction. Give people in your presence undivided attention without unnecessary distractions, it is the least you can do.

Home office to Downtown office in a day's work.

The following is a typical day spent in this southern Utah REALTOR'S life:

Awake at 6:30 am. Grab a cup of coffee and head to my home office where Tux, My home office assistant eagerly awaits. Open the blinds to catch yet another gorgeous sunrise from the garden side of the yard.

Check emails. Respond to any business of the day. It may include looking at a final HUD to ensure amounts are correct or answering a question about transactions in progress.

Dogged determination. Got it?

One word that describes the personality trait that stays with me day in - day out is tenacity. The definition for tenacity is: The quality displayed by someone who just won't quit — who keeps trying until they reach their goal.

Happy to be blessed with tenacity, to continue the fight to the end for something I believe. It has served me well in my personal life as well as professionally. I have learned however, that not all battles are mine.

Leaving it behind while moving forward.

While there have been many changes and adjustments through the years to improve performance and gain a better foothold on pushing business in the up direction, the following is a good example of improvements that I have made.

Three things that I have done in the past that has positively impacted business:

1. Stopped comparing my success with others. Gone are the days of wondering where I rank among peers. I more than doubled my real estate sales last year and was made Agent of the Year 2015 for my office.

2. Letting go of toxic relationships. Negative people want more than to be … (9 comments)
