Who moved my chee…geez Louise!
This week has been a test of any good nerves I may have left. I rolled my ankle (ouch!) and every single appointment set for this week was delayed, requested for an earlier or at a later time.
Moved up. ^^^
Forward again. >>>
Or cancelled! Right now, after running (ouch) from one appointment to the next, I need to refer back to the book Who Moved My Cheese to get some semblance of balance again.
Whew! Glad to see the end of this week nearing its course. NEXT!

Find your joy and let it be.
Maintaining a positive attitude can be challenging when unexpected twists and turns create less than acceptable outcomes. Searching out a new direction can elevate a mood and nature does that for me, every time.
So, if you're having a particularly difficult day, find your joy and let it be.
Happy Sunday all!

Are you naturally buoyant?
If not, then...
Some mornings, I have to work at finding desired motivation and have even 'faked it until I felt it' in an attempt to pull my spirits and thoughts up to an acceptable level before setting out.
Though it feels contrived at the start, I stand up, stretch, look up and smile to help gain a better frame of mind to do something more positive. It reroutes my attention to a better direction.
Allow positive thoughts to rule your day, I will if you will. Happy Friday all!

Another Home SOLD in Apple Valley, Utah!
1441 N Apple Blossom Lane, Apple Valley, UT 84737 - SOLD price $43,000.00
Representing clients in a short sale requires diligence, patience, organization, constant contact with Loss Mitigation, quick response time turnaround from buyers and sellers and cooperation from all sides. It can become very tedious but maintaining a professional stance keeps stress levels to a minimum.
Tammy Houchen and I managed to work through the requirements, meeting every deadline, accomplishing the goal set forth, which was to get the home SOLD. Seller is now able to move forward and the buyers can now create a Home Sweet Home scenario for themselves.

Pay it Forward: It's a Wrap!
Growing up destitute, we awoke to many Christmas mornings without gifts under the tree for the older ones in our family of eight children. An orange, an apple or a few nuts at the bottom of a sock were still appreciated because we knew the true meaning of the season.
There are so many children in communities around the the world who may not have items under the tree. Coins for Kids volunteers collect donations, shop, wrap and deliver the gifts to financial needy families. All this while knowing that children will be filled with sheer joy on Christmas!
They brought gifts to my boys the Christmas of 1996

Sincerity: A mile wide approach.
Sensing that someone may be pretentious or lack genuineness shows in the way of first impressions when meeting and greeting. Smiling through clenched teeth during introductions ensures that a person's trustworthiness will be questioned.
Why in the world would anyone in business aspire to that? Perhaps the delivery could use a different approach but this is definitely not a case of fake it 'till you feel it. Sincerity or the lack of can be felt within a mile wide radius by those on the receiving end.
Sometimes it's what is not being said in words that prevents second chances in

"Where do I begin and when can I start?" he seems to ask daily, with the exception of Caturdays. This assistant is on-the-ready, willing to take on what the early morning hours bring. He especially enjoys making copies of documents, ensuring none get away or slip through the receiving tray.
I love my assistant! He:

S.T.O.P. and Think before jumping to conclusions!
Failed negotiations, underwriting delays, unacceptable inspection results create emotions that can run amok in our industry due to the nature of the buying and selling process. Potential buyers are making one of the biggest decisions they will ever make in their lifetimes. Sellers are sometimes wary regarding listing issues and getting the best price for their home. Or things can just go wrong and often do!
How you handle difficult situations as they arise determines your future success. So, before you blow up, burn bridges or sever a good relationship...S-T-O-P!

Finding reasons to S-M-I-L-E during stressful times.
Life can be daunting and challenging as unfortunate events take place without warning, often rendering us speechless while stealing the joy that naturally resides. Even the most positive people can be tested during times of extreme stress and duress.
Despite what consequences that come our way, the ability to overcome seems to be a human built-in instinct. Finding ways to S-M-I-L-E again are an individual thing and only we know what drives the lips to turn upward.

While business is still in high gear, I find my thoughts drifting, wishing for a little time on the lake to reflect, relax and rejuventate the attitude. Of course, while my husband and I both love to think the world cannot do without us for long, we also know how important a quick weekend getaway is to our mindset.

Praying at The Chapel for a Friend
Sitting in a Denver hotel room at 4:00 a.m., unable to sleep because of all the thoughts running through my head for my friend Darell Smith who is in the hospital fighting to be here another day.
I can only say that life is to be lived to the fullest with straight on intentions. And he has done just that!
My heart is breaking because there is nothing I can do for him or his family, only be here to share moments, snippets of his life and to comfort them.
I hope God makes a

Talk about a laugh set in stone! Sure wish I knew what got him to laughing before he froze that way. It must have been a great story!
...Or did I interrupt his dinner? I do see some greens near his mouth and he does look like he is anticipating his next bite...sorry to be a bother sir, I am on my way now.

Like sand sifting through my fingers...
I remember reading another person's post about how glad he was that the year was oh-oh-ov-er! 2010 was difficult for many in the industry across the country. Lee, my real estate partner and I had a share of disappointments, especially toward the end of the year.
We had 3 transactions that fell off, one after another for various reasons:
one client experienced buyer's remorse and a seller refused to come down on price the bank perceived a property was worth more than market value
We were anticipating the income that would come from these modest sales but knew our client's best interests ruled

Wordless Wednesday (almost!): Don't run with icicles in your mouth!
As temperatures continued to drop and several more inches of snow fell over the New Year holiday, we woke up to 2 frozen pipes and thanks to my husband's quick thinking, kept them from bursting.
As I took a walk outside, I noticed the icicles hanging from the eave of the house and the first thing that came to mind was Popsicles!
As kids, we'd break them off, suck on them, pretending they were a delicious treat! Ha-ha! Good thing mom didn't know about this!

Motivational Monday: Make someone happy, even if it's yourself!
Thinking of and giving to others has always been a reflex for me due to growing up in a large family. We shared everything! From treats to toys, to sleeping quarters to clothes, if there was a need it was done.
So while making others happy, the good feelings come right back at you, right? So why not make someone's day and...
Send a card Buy a friend lunch Bake some cookies Phone a relative Take someone shopping Whatever you decide to do, a simple gesture will brighten a person's day. So

I appreciate the fact to be able to express myself through any holiday with typical salutations such as: Happy Valentines Day, Happy 4th of July, Happy Thanksgiving! Of course I thought it was cute when younger to shorten Merry Christmas to Merry Xmas without giving it a second thought. It was compact and much simpler than writing the whole thing out. And that is how I marked my cards never thinking that I was taking Christ out of Christmas but realizing now that is exactly what I was

Are you strategic and aggressive regarding your marketing efforts or just throwing anything out there, hoping you'll CATCH a buyer's or seller's attention?
Hope is not a business plan and perhaps you could take some lessons from a wolf spider, they are:

When my husband rescued Hiway on the Interstate I-15 on ramp in Washington City, Utah, I had no idea the impact this kitten would have on our family! Two summers ago, my husband was returning to work from making a stop at The Home Depot, he noticed a blur of movement off the side of the road. Upon closer inspection, it was a tiny, tiny gray-striped kitten, emaciated beyond belief! He looked around for others but to no avail, came back to the truck, put the kitten on his shoulder, where she stayed and drove to the nearest convenience store for
