pittsburgh luxery homes: The End of the World is Coming Dec 21,2012 - 09/13/11 04:05 PM
"The End of the World is Coming Dec 21,2012 so I can't even think of buying a house."  That is a response I got yesterday when talking with a past clients sister. WOW was all I could think of.  (I never heard of that one).

I can't even imagine stopping everything in life due to what is "predicted" from this date.  It is regarded as the end-date of a 5,125-year-long cycle in the Mesoamerican Long Count calendar.I was talking with her for over an hour and talked to her about IF The End of the World is Coming Dec … (7 comments)

pittsburgh luxery homes: Pre Listing and Listing Presentations - 08/21/11 12:07 PM
I have been in real estate for awhile now and never had a Pre Listing and Listing Presentation.  In the business there are 3 major skills; 1. Knowing the rules and regulations of a realtor2. Knowing how to talk to/with people (talking in general, knowing how to talk to them in solving their problems and knowing how to talk WITH them).  Most of OUR talking is done by listening.3. Knowing how to market a product (ourselves, the properties we list, the buyers we work with, etc)
I am having a GREAT year. One thing I like to do is listen to motivation/inspirational materials.  A … (2 comments)

pittsburgh luxery homes: The Lion and Gazelle - 08/16/11 10:52 PM
Every day in the forest the loin gets up hungry,  to survive he has to get out the in the fields and search for his food,  to eat he has to search and stock his prey and run after it to eat-- that is survivle.  the loin does this first thing due to the fact that as the day goes on, it gets hotter and hotter and that takes its toll on the loin.  The gazelle wakes up every day hungry and eats vegetation but has to be aware of the hungry lion.  When he sees the lion he has to … (0 comments)

pittsburgh luxery homes: Possibility - 08/15/11 03:38 PM
Twenty years from now you will be more disappointed by the things you didn't do than by the ones you did do.  So throw off the bowlines... Sail away from the safe harbor.  Catch the trade winds in your sails.  Explore. Dream.  Discover
We live but once in the bodies and minds we have.  Make the best of what you have and ALWAYS work/strive to have a better day today than you did yesterday/yesteryear.

pittsburgh luxery homes: School Reunion - 08/15/11 03:18 PM
My 20 year high school reunion is coming up Aug 27.  I'm excited to see everyone there.  I was VERY non social and kept to myself in school.  Now I'm in a business where talking and a positive spark are keys to success.  Putting this reunion together...the person organizing it had to step down due to her daughters illness.  I stepped in and getting everyone I can from class to be there.  Most of the people I contact (mostly thru facebook) don't even know who I am.  This reunion is going to be GREAT.  Now I'm outgoing and enjoy getting people … (0 comments)

pittsburgh luxery homes: Professionalism for our clients - 08/15/11 03:11 PM
Nothing is more pathetic that a (so called) professional that is nervous and stumbles and stutters through there presentation and answering questions.  I am a big hockey fan and all those hockey players have coaches and consistently practice (role play).  They are professionals and so are we.  If a pro athlete stops practicing (role playing), how long do you think they will stay a professional?  How long will they be recognized in their field?
We as professionals owe it to our clients to do role playing (practicing with others).  If we don't... we truly cheat our clients.

pittsburgh luxery homes: Weather and Peoples Moods. - 08/15/11 02:57 PM
Its amazing how weather dictates peoples moods.  I'm working with a couple that are looking to buy a house.  I play hockey with the guy and know his wife from coming to the games and talking before and after games.  My girlfriend and his wife sit and talk while watching our games.  So we all on the same page.  During the game mentality time ( an hour before the game, during the game, and in the parking lot after the game) he is hard core energetic and NOTHING will take that energy away.  I took him and his wife out to look … (2 comments)

pittsburgh luxery homes: Knowing the Market and Appraisals - 08/14/11 09:29 AM
I feel that we as professionals know the market well enough to let the sellers know what its worth and we provide the proof with our CMA's and other local market facts.  But if the seller(s) are set on a higher price then I think, its a great idea to have an appraisal done.  There are other realtor's out there that will tell the seller(s) that it will sell for the sellers price.  When that happens I tell them to get an appraisal before working with another Realtor.  If the appraisal comes in at my recommended price they list with me.. … (5 comments)

pittsburgh luxery homes: The Real Estate Economy - 08/13/11 12:21 PM
I have been hearing some agents talk about the concern about the economy.  Saying the stock market is down and the USA credit was downgraded from AAA to AA+.

pittsburgh luxery homes: Positive Spark - 08/13/11 01:42 AM
When dealing with sellers and buyers, we let them talk... its the nature of the business to hear them out.  And what they tell me dictates where I need to create that "positive spark".  Some people are pinned down by what they tell themselves from a bad experience.  I really enjoy my job knowing that I can help people see the light when all they see is darkness.  Im full of positive energy, especially knowing that every morning I get up GOD gave me the gift of another beautiful day.  Spreading that energy is fun.
I know a local realtor that is nothing … (3 comments)
