twitter: 5 Facts You Don't Know About Social Media - 12/23/12 04:08 AM
Finally. The end of year is here and I can get caught up on my sleep. I call it my GSI (Get Sleep Index) Hahahahaha.
I took my last consulting call for the year and this was for an agent in Houston, TX.  When I asked her what her social media strategy was for 2013, she said she hadn't done much on Twitter or Facebook yet and didn't plan to in 2013, either.
After what probably seemed as a rude and awkward silence for 10 seocnds... I cleared my throat.
"Why," I asked.
"Well, I'm not looking for college kids and … (19 comments)

twitter: Amy's GCI went from $328k down to $68k. Here's Why. - 08/09/12 02:39 AM

I was the featured speaker at an impromtu Texas REI Webinar last week. We had 27 agents and 9 brokers in the room. We had 8 more real estate investors -- all of them former REALTORs.
The purpose of the webinar was to share some gut-wrenching sad stories of agents, who "once upon a time," were living and enjoying life at the top of the Real Estate Food Chain with anual GCI's of $400k or more.
This blog post is the sad story of what happend to "Amy the Agent."
This is not her real name, as I do not … (5 comments)

twitter: Social Media and Socialism. - 05/04/10 11:04 AM

My last post had some great ActiveRainers commenting on Facebook and privacy matters. A lot of you had a lot of really great things to contribute. Thank you to all.
Then it dawned on me.  Can Social Media be called a form of Socialism?
Think about it. We have a lot of people meeting in a certain place and doing certain things. Socializing on line = Social Network = Socialism?
Is the idea so scary? Having a bit of socialized government here? A government that will protect the citizens of the state. A handful of Senators are rushing to fix some … (1 comments)

twitter: Who OWNS Social Media? - 04/15/10 03:39 AM
An interesting discussion was started with a few advertising agency creatives on this one.
Who owns Social Media?  If you're a REALTOR, you might say: Facebook. Twitter. Some of us will say; Frank.
Frank of Frankly Realty.
He's the guy with the Flip ultra video camera he snaps into his steering wheel, and he calls it: Wheel Estate.  More on Frank later.
Who owns Social Media? Hmmm. Good question. We know that Social Media has impacted our real estate careers. For some of you -- it's left you with less leads than you had a year ago because you sort of … (42 comments)

twitter: See Google's Social Media Update. Right Here. Right Now. - 01/03/10 04:30 AM

Google's New Real Time Search Results is no longer in BETA. They're rolling it out now across the nation right now.
When it gets to the letter "R" for Real Estate Real Time SERP Results... you'd better cross your fingers you've done enough blogging. Google is now indexing the Tweets from Twitter and it's not something the Bartman is playing with the BETA version anymore.
You might have panned the Twitter fad, but Google poured millions of dollars into licensing Twitter content in December 2009. And they wrote a big fat check to Facebook, too.
The Writing is On … (18 comments)

twitter: 2010 Game Changer: Social Media. - 12/23/09 07:32 AM
Taking a look back -- it's certainly been a crappy year for a lot of us in 2009. Unless you're one of the smart agents to have made a small fortune in Short Sales or Foreclosures -- you might agree with me that 2009 for sales commissions has been bit distressed, too. No pun intended for you Certified Distressed Property Expert (CDPE) types.
By the end of December 2009, 2 million homes will be in foreclosure. In 2010, the number goes up to 2.4 million according to HUD and CNN.
So for a tiny handful of us making fabulous money in … (20 comments)

twitter: FACT: Twittering Impacts FICO Scores. Believe it. - 11/30/09 08:30 AM
Just when you thought it was perfectly save to Tweet while still in your pajamas... Just when you thought it was safe to invite another friend to your Facebook Mafia Wars... how you act in Social Media is being watched and measured.  And soon, thanks to a firm called Rapleaf.com -- how you Tweet may be affecting your FICO scores.
Rapleaf.com -- is a new firm that has been trawling, collecting and selling your Tweets, Hugs, Causes and Pillow Fights. I'm outraged and shocked to have learned of the existence of this firm and quite frankly -- I think this is a … (15 comments)

twitter: Google Android Phone or Apple's iPhone. Which is Better? - 11/15/09 10:03 AM
When a good company starts going too many directions, when it starts to create too many new products, too many new services... the firm begins to lose it's focus. And so the Bartman predicts this may soon happen to Google sooner or later.
Al Ries is one of my favorite authors. He wrote a book that I still read (or listen to the audible version) every few months today.
Focus. The Future of Your Company Depends on it.
Apparently, nobody at Google read this one and this book has been out for more than ten years.
If you haven't read … (10 comments)

twitter: Follow Me on Twitter: My Google Rank Drops. Why? - 11/12/09 03:08 AM
For years now, we've been reading and seeing how to get our Websites ranking higher on a natural search results page on Google.
Two years ago, Twitter comes along and now the spirit of true, Herd Mentality, thousands of REALTORS have moooooved on over to copying what the other REALTORS are doing -- hoping and praying the technique will generate more leads and sales commissions.
We copy the same links; Follow Me on Twitter. And we make the mistake of putting too many Follow Me links on our home page despite the fact you've probably spent years trying to get people … (67 comments)

twitter: ArGh! Now I Have to Sort Through Twitter Tweets. - 10/22/09 11:18 AM
I've been micro-interrupted so many times with my iPhone with people Tweeting on Twitter I've just turned the damned service off so I can get some work done.
I could care less that Arnold was pissed off that a photographer caught his wife red handed driving with a phone stuck to her ear. I'm thankful that the California fires were put out, but Arnold like to Tweet a lot. He Tweets seven... sometimes fifteen times a day.

He should change his name to the Tweet-a-nator instead of Gov-a-nator.

President Obama only Tweets three or so times a day … (53 comments)

twitter: The Bad People Lurking on Twitter and Facebook - 10/18/09 11:59 AM
Dean posted a good article on Twitter security today. Way to go Dean.
Twitter is not safe. Far from it. Too many of us like Facebook and Twitter. But less than 90% of us truly understand the grave risks that using these tools presents to your becoming just another victim of identity theft.
Twitter uses Cloud-based technology. Which essentially collects clusters of excess space (hard drive space) from lots of pools of other computers and there isn't much bullet proof security you can apply to that technology. It's hacked all the time.
Do the math. How many times has Twitter been … (45 comments)

twitter: Paid Celebrity Tweets To Build Your Brand and Sell Houses? - 09/13/09 01:20 PM
It's not being welcomed by a lot of avid Twitter users right now, but nonetheless, you may soon be able to hire a Celebrity to tell people how good you are at selling homes.
Right now, marketers are rushing to develop relationships with Celebrities to get them to endorse and TWEET for other firms products and services to help boost sagging sales with brands that are just simply in need.
What does this mean for REALTORS?
Unless you have a relationship with ad Advertising Agency who can grab Barbara Corcoran, Ivana Trump or some other big name in real estate... the … (3 comments)

twitter: Twitter's Security Stinks. About Thursday's Twitter Hack. - 08/07/09 10:48 AM
I'm not sure how Twiitter is going to recover here, but their security stinks. It really, really stinks.
it seems to the Bartman, Twitter must have been engineered by the same idiots that built Internet Explorer. It too, is filled with security leaks, and has more holes in it than a train full of Swiss Cheese.
Thursday's (OFF the air) incident has me concerned. Very concerned. This is the third time in they've been hacked this year. And this is two times now in less than 30 days.
If you have not changed your password, do it TODAY.
Thursday's HACK was … (2 comments)

Here is Twitter Tip #6.  How to follow people you want, and get short Chirps to your cell phone.

As you click people you want to follow, click the link on your home page (Following 86 people) for example. Scroll down and see the image above? There is a GRAY phone icon. Click that and it goes GREEN and it … (0 comments)

twitter: Twitter Useful Tip #4. Blocking the Jerks from your Account. - 07/25/09 09:13 AM

If you've been on Twitter for any length of time, you might be like me, wondering you can possibly figure out how some of these people can follow more than 500, or 1,000 people.  Check your emails. When someone starts following you on Twitter, look at how many people they're following. Because I will give you a pretty good acid test to see how to tell if they're a moron, JABHOT or just another Twitter shark looking to bait you and take your money, your time, or both.
I get these emails and I am staring at the number of people … (21 comments)

twitter: Twitter Tip #3. Stop Following the Time Wasters. - 07/25/09 08:26 AM
72 days ago, I did it. I joined Twitter.com and in two weeks, I became a master. It wasn't very hard to do.
Step 1. Sign up.
Step 2. Start Following some people.
Step 3. Go to ActiveRain and connect it to your Twitter account. So your BLOGS are chirped on Twitter.
Step 4. Go to Twitter Gadgets and add Twitter box to your website. Ask people to follow you on Twitter.
Step 5. When you get 10 people or more following you, create a custom Twitter Theme like mine.

These five steps above are what makes Twitter an important … (0 comments)

twitter: Twitter Money Opportunities? NOPE! - 07/24/09 09:29 AM
***** Shark Alert. Shark Alert. ******
Just when you finally get signed up with Twitter, along come the bozos, the sharks and cute women who want to lure unsuspecting men into their world of adult webcams.
This rant will cover the more sinister part of Twitter Scams.  The bozos who send you unsolicited emails from China, Bulgaria and Finland that tell you of the wonderous riches that can be made by working with ClickBank.com and Twitter.
Don't fall for this one. Don't even bother REGISTERING for this.
ClickBank.com is a firm that got a bad rap at not paying their affiliates … (2 comments)

twitter: The Dark Side of Twitter. - 07/18/09 07:30 AM
There's a dark side of Twittering now.
Darth Twitter is out there creating multiple Twitter accounts with names that really don't make much sense.
Or in some case, the icons are too good looking to be true or sexually suggestive.

These "fake" accounts on Twitter are a lot like getting thousands of clicks on your Google AdWords or AdSense program.  Sure, tons of traffic can be gained but from one person or a small group of people. But this practice became known as ClickFraud and if you thought you'd make a lot of $$$ by clicking on someone's … (5 comments)

twitter: Is Twitter Getting on Your Nerves, now? - 06/20/09 02:14 PM
NEW FLASH ---- NEWS FLASH:  Twitter Might Just be Another Time Waster.
10:43 pm. Thrusday night. Bart's house. Eldorado Subdivision, Santa Fe.
Bringggg  Bringggggg.
My iPhone chimes go off with an Instant Message. It's from Anthony Robbins. Famous motivational guru sending out a Twitter blast. Not one, but three in a row.
I was sort of nodding off on the couch and I just started to reach the land of Nod when I get rudely interrupted by my iPhone vibrating and Bringggggg Bringgggggg chiming off every 90 seconds. Apparently he felt like he had to broadcast three messages in a row, … (2 comments)
