Answer:  Recruiting new agents and office management.

Question:  WHAT ARE THE DUTIES OF REAL ESTATE SALES PERSONS???

Answer:  Generating buyer and seller business.

An agent who relies on a broker for advertising may be left in the dust of agents who are innovative, learn the ways of the Internet and generally spend a lot of time cold calling, hanging stuff on doors and sending out mail or contacting old clients for new business.

I daily search for new bloggers on Active Rain for Oklahoma. Like most states who have a small group of Realtors who blog, a few mortgage bankers, inspectors, and then brokers. I decided to use the drop down menu to search just for brokers and I know I should not have been surprised, but I was. If I take out Judi Barrett who with 400K plus points and is a one person blogging hit squad, that leaves me with 44 brokers. The top broker has 5662 points which would put him at the bottom of page two for Realtors, and the average for the group is 918 points. In otherwords, they are sleeping. I decided to check surrounding states, and except for a few brokers in Texas, it was the same old story. Talk about missing a great recruiting tool!

In October I left a large franchise. I didn't leave because I was mad, I left because the benefits didn't match the expense. Also, my brokers who I still love, and who are good if you are in trouble, don't have a clue about Web 2.0 and 3.0 this is upon us. I may not be a Gen Y, but I am on AR daily, I do at least 4 webinars per week, read books on it, and have reoriented my marketing to web media which saves me a lot of money. My brokers did not understand any of this. They still thought the branded sign was everything. It is painful to watch there numbers shrink. Web savvy Realtors have left, others have retired, but no new blood is coming in. I introduced one of them to Active Rain, and she joined, as a realtor, did not do a profile, or picture. Her 313 points indicate her belief that this is not important.

Which brings me back to brokers on Avtive Rain. The average age of a Realtor may be in the 50's, but the average age of a buyer is estimated to be 30, Gen Y at the leading edge. They are also a really big group, at least as big as the Boomers. They will be coming into this business while us 60+ year olds are looking for our hopefully graceful exit. So if I was a Gen Y'er ready to get into the business what questions would I ask the broker? Maybe it would be do you understand and use Twitter? What social networks do you participate in? Do you blog in writing or video? My old brokers, god bless them, would have a vacant stare. I would walk out of the office politely to find someone esle up to date who could mentor me.

If you are a broker who signed up here and you don't blog and comment, you are missing a powerful recruiting tool. This network will reach 200,000 members in 2010. Posts get indexed in minutes not days or never. Up to date conversations about important issues are here daily. So think about the 30 year old internet expert. As they search the web for real estate groups where do you think they will go? Then ask yourself, are you a presence or are you invisible? If you don't build it, they will not come.

Great post Lenn and Joe! When I first joined AR, there were 30 agents in my area: Babylon, NY. After blogging for less than a month, I was the #1 agent and still am. I'm number 10 in my County (Suffolk) and I'm 55 in New York State.

My Managing Broker is very tech savvy but helping the agents grow their business is more important to him. He knows who is interested in doing that and who is not. I'm always amazed when I hear an agent say, "I get enough business each year". They rely solely on referrals. Some have their own websites, some do not. I think it's crazy to not have one.

Lenn....there are only a few agents in my immediate area who use active rain faithfully.....many have signed up for the free version, but that's where it stops.....the days of the broker/owner being responsible for the phone ringing are long gone....self promotion and the Internet have taken over....I'm attempting to convince office members to join and I'm making progress.

Barbara.  The day when the "walk-in" consumer provided business to the "agent on duty" are largely gone too.  That "store front" location is just too costly. 

Dorie.  I don't rely on my office for leads I create my own but I have a great sounding board for my ideas!

Janice.  Your comment puzzled me.  When I took my required 16 hours of Broker CE last year, the instructor was KW.  Throughout 16 hours, not a word about business generation via Internet.  He toutec everything else KW, but it was as though online was not in their lexicon.

If only 6% of all Realtors are blogging or using Social Media then wonder what % Brokers use.

There is a broker on twitter in my local area, that uses it to recruit and his whole company is built around social media. This includes blogging. It is a brand new company so I will watch and see where it goes. OF course they are recruiting me, but I am not convinced yet.

Gary.  I am of a similar opinion.  I don't much care what others do to generate business.  I know what I do.

Missy.  I was very surprised at that 6% statistic. 

There are new brokerages who are "Internet based".  You're right.  Just using the Internet to recruit is one thing.  I use the Internet for advertising.  

However, if it's a totally "online" brokerage, I doubt that it will make a dent.  The commission split says more abut recruiting than other systems.

Lenn - Interesting question...will any large broker firms take the lead in social media or will it continue to be the agents and independent brokers, who do so?  I see some large brokerages trying to assist their agents with social media, including my own, but there is no comparison to how much you learn on your own on the Internet (AR, webinairs, leading edge RE blogs) and in person at social media training events sponsored by AR, Inman, and others. 

If you wait for your firm to teach you social media, you will be forever behind the curve ball.  They also won't teach you how to brand yourself.  It will always be filtered through the lens of building the firm's brand.

The speed at which we learn and keep up with changes in social media is critical to success.  We can't accomplish that through reliance on a large brokerage, in my opinion.

Chris.  I know of others, Jim Crawford in GA, Bryant Tutas in Florida, Katerina/Nestor in Florida among others that use the Internet wisely.

Gail.  You said a mouthfull.  I have generated business for agents through Internet advertising since 1995, but none of the agents has shows a significant interest.

Great post.  I usually bring this up in many of my seminars.  There is a technology gap in real estate...the average brokers is in their late 50's and early 60's.  They just don't get it.  Maybe we can't teach an old dog new tricks.

Thanks for reblogging it, Lenn.  The social media issue will be discussed forever, but the bottom line is that it takes work, time and creativity.  Many brokers are too bogged down with daily tasks to allow for it.

6%!!?? OMG! And I left my previous brokerage because THEY were beyond clueless about internet marketing. And we had not even entered Web 2.0 yet at that point. I'm now about to make some major changes to my entire business plan. I'll be sharing my changes after the first of the year =)

Lenn, my broker doesn't know what twitter is, but thinks we should all do it. Out of 300 agents I only know a few who do.

Regarding AR, in my Sun City AZ area, I have 7 times the points of the next agent, who only posts listings. More than a third of my business, close to 50% in 2009 came from my web presence with AR being the big one, and this is in a retirement community, not a Gen X or Gen Y area, they are not even allowed to live here.
