 When a small home repair is not fixed, it allows potential buyers to negotiate downward on the sales price in order to  compensate for the amount of  money that will be needed to cover the repair costs.

THE FRONT DOOR

 

The front door of a home can take on a lot of abuse over the years. It gets opened and closed over and over,its exposed to numerous amounts of weather changes throughout the year and yet, it can be one of the most important first impressions a home can make!

When a front door is in disrepair, it can really be telling potential home buyers that the home is not well maintained even before they step foot inside of the door...a definite deal breaker!  

Never put a house on the market without repairing this very simple and inexpensive fix!  

 

Often times a stained or painted front door can take a beating from sun exposure & multiple weather conditions. It will show its age when it begins to discolor, crackle and peel.

 

By using a light weight sand paper, the door can be sanded down to remove the old varnish or paint. This will prepare the doors base for new stain and varnish or a fresh coat of paint.  

If your door has a brass door kick plate that has tarnished, brighten it up with brass cleaner or replace the plate with a shiny new one...a very simple fix that can change the way buyers view your homes appeal.

A NEW, fresh looking front door always says WELCOME!

Michelle- absolutely correct.  A Buyer's first impression starts before they even set foot out of their car.  It's just about sealed when they hit the front door.  Cobwebs, tarnished brass fixtures, a faded "Welcome" mat only set the tone.

Kathy B.- As YOU already know, many sellers are afraid to spend a little extra on these small improvements, but what they don't realize is what a difference they can make in how quickly the house sells!  

Kathy S.-I absolutely agree!  The cobwebs around eaves and window sills are only a red flag for buyers, that the sellers have not maintained the house! Thanks for your added contribution!

It always amazes me that an upscale home can have a shabby entrance. Don't sellers realize that buyers want the most for their money and that their shabby door is sending out negative messages!
