SEO Tutorial For Your Websites- Counter Points To Facebook Featured Post 


By popular demand I am writing this post to clear up any misunderstandings there may be in Google's importance on the web when it comes to your blogs and websites. 

Alex Chang wrote a featured post about the strength and search power of Facebook. Facebook is important to your overall networking and marketing online. I am not disputing the relevance of Facebook. Of course you should be on Facebook, of course you should have awesome fan pages like the ones that Mary McKnight does for agents, of course you need to network there but it should not replace your SEO. 

What I do disagree with is that Facebook is more important to your online marketing than good SEO. 

The exact statement in his post is:

 " SEO as a marketing strategy for Real Estate is dying." 

I suppose one could make the argument that in their world and in their market this may be the case although I highly doubt it. 

My question to all the Facebook Social Media Gurus out there is, 

"How's it working out for you?" 

Then my next statement is:

 " Show me the money." 

I can be bold and straight up about this because I DO coach agents who can show you the money and can answer proudly how SEO is working out for them. And of course I can show you the results that we have marketing for short sale listings online. Huge results from Google and Yahoo. 

This is the comment that I left on his post: 


Interesting. I just helped Corinne with her SEO. She paid a guy who ripped her off for $4K. When he had her site her bounce rate was 79% and she only had about 400 visitors a month. She took a big chance with me after being ripped off like that. SHe took my SEO webinar and hired me to create her niche market. Within 1 month of us working together to get her site on the right track, her bounce rate went down to 7% and her visitors went up to now over 10,000 per month. Now she is in a high end niche market. People are not going to just google that area unless they know this is where they want to live. 
 
Within those 4 weeks of coaching- ALL from them finding her website- she put a $1.4 million dollar buyer under contract to close in June, a $378,000 buyer under contract and a $362,0000 buyer under contact, all closing at the end of June. Calculating those commissions- I think that it was well worth using SEO to get those buyers. Not only that, I was writing a post about her success when she emailed me and told me she is now working with TWO more buyers who she is showing $600,000 range houses to and another $1 Million dollar buyer. They are all solid, and she was writing offers when she emailed me. Calculating those commissions- I don't think Corinne needs thousands of leads or even hundreds of leads. All she needs is a few solid leads each month that go to closing at those commission levels to make a very comfortable living. SEO, long tail blogging, long tail keywords, good title, tags and descriptions- may be old fashioned for some but it is working for Corinne and many other agents that have taken my SEO classes and coaching. Soon after I made that comment Corinne emailed me that her website search was way up on a Sunday which is usually a light day for searches on her website because agents do want to understand, learn and apply good sound SEO practices to their websites and blogs. 

Then Virginia Hepp also confirmed how buyers and sellers find her online. The keywords that she uses are long tail and yet, they keep her very busy. 

Here is Virginia's comment on Alex's post: 

Very interesting, Alex, I will think about this.
In the meantime, I am making a very good living using the SEO tools that I learned from Katerina Gasset - niche marketing is the key to success.
I don't want a whole bunch of general traffic - I want the smaller amount of focused buyers that longtail keyword content gets to me.
Sounds like I am one of the 5-7 people.  And there are a lot of us 5-7ers here on AR.


The point is that Google is not going anywhere anytime soon. 

If you are working with seniors, baby boomers, luxury buyers or sellers, short sale sellers and many other niche markets- those people are certainly still going to search engines and they are still requesting specific information about buying or selling a home in the market you are working in. You can take that to the bank. 

If your phone is not ringing it is only because you are not using your keywords correctly. 

In our SEO To The Top session last week we studied how to discover your keywords and which ones to focus on to make you phone ring. 

If you look at Corinne's website before I coached her you will see what another SEO person was doing and that was NADA nothing. So then you think that it is not way to go because it is not working for you. But it may not be SEO. It most likely is that you are doing the wrong things on your website and blogs.

There are a lot of other agents who can speak volumes for SEO and that good SEO is keeping them very busy right now. Agents who I coach have testimonials, all of them do. Not one, not two, but all of them. Failure is not an option when I am coaching you.

Don't just jump ship because someone tells you to jump. I want to see the money. I want to hear about the closed deals. 

And to further the point of the importance of  having a darn good website is that if you go to Alex's Facebook page, guess where the links lead you to? You got it! His website.

Not that I know anything about SEO, but it seems to me that using keywords that people would use to search subjects would be better to find certain subjects than FB. Maybe i'm just tired and need to read more, after drinking some coffee. I don't know.

I couldn't agree with you more, Katerina.  When my Internet traffic seems to drop off (you gotta check your stats periodically), all it takes is a little tweaking to increase traffic and make the phone ring again.  Settlement tomorrow is a direct result of a relocating buyer finding my blogs online.

I think the key is understanding the strengths and weaknesses of each individual platform and doing what works.  If AR didn't work, google juice didn't work, etc., this platform wouldn't be here.  I have one transaction pending and another listing coming online shortly due to SEO right here from AR and it was long-tail keywords.

Katerina, I love this post and the discussion here and the discussion sparked by Alex's post. If we want to stay cutting edge, we want to embrace Facebook but SEO isn't going anywhere. People will always want to research where they are moving. FB may try to capitalize on it in the future, but for now Google is king of SEO.

I'm sorry but I completely disagree with him!  I took Katerina's SEO class and loved it.  I can make a blog rank so quick for specific keywords it isn't even funny.  I continue to assist Katerina in her SEO class just so I can hear any new information she gets.  She knows her stuff!  It is so fun to write a post on AR and see it rank but it is even more fun to have Katerina critique it and make it rank even higher.

In our class she has her students write a post, then she critiques it during class.  The post will go from not ranking at all for the keywords to hitting the first page--it is a riot.

I am bad about writing blog posts-because I am so busy with the business I got just from taking Katerina's class.  I took two new listings in the last 10 days- both directly connected to my blog posts.  All of my listings right now are from my blog posts-hard to arugue that one.  What little I do brings me a whole lot of business!!

I have not had the pleasure of taking your class as through the years I have learned my own successful SEO. I am sure I would have more to learn but it's working for me. I am in the process of optimizing a new site geared towards a new market but with the same niche! I am learning that what worked a few years ago has all changed with Google. As far as FB goes I do not use it as a networking site. Active Rain is what works for me. Google even created a new link for "most searched" at the bottom of our main key word search that says "Lake Livingston Blogs" and they are mostly mine! SEO brings me my business. My meat and potatoes!

And, don't forget good ol' word of mouth. It's the best! And, so are you! What you are doing is creating a great many successful Realtors that might be starving instead. Good for you! I still love the old saying, "what one does for oneself goes with you when you die but what you do for others remains!" Cool, huh? Sounds like you.

Google makes changes but some things stay the same:) 

There are also some things I think they will change back to as the searchers give their feedback. 

What Google is not going to change is their desire and rewards for good content, good titles and relevant linking.
