Craig's List - No Longer Viable for Real Estate?

Classified AdAgents have been complaining for awhile about finding their listings re-posted as rentals on Craig's List. In some instances, the poster is trying to extract deposit checks from would-be tenants, although the property really isn't for rent.

One of my clients was alerted to this practice, when a visitor came by their home over the weekend, wanting access to see the rental. It's never been listed for rent, and is actually pending with a purchase contract. The idea of people coming over unannounced and unwanted is very distasteful to homeowners.

In some cases, homes posted by the listing agents are re-posted by other agents, in the hopes of picking up new clients. Whether this is legit or not usually has to do with rules of recipriocity among MLS members or arrangements within brokerages. If there is no such agreeement, offending agents may be subject to fines if they are found in violation of local rules.

And the other thing I've noticed lately is the abundance of spam (that thankfully is being trapped in my spam filter). But the bigger concern is how that spam is derailing the intention of Craig's List. The messages I've seen lately are filled with solicitation and links I presume to be viruses.  The problem though is that the 'from' addresses look like they could be from a consumer.  And it's possible that those real messages are being treated much as SPAM would, so that legitimate consumers aren't getting property inquires through, nor receiving replies to their messages.

And because some of these classifieds aren't legit, the experience for the consumer is usually rather unpleasant due to lack of contact, not always the fault of a legitimate advertiser due to the preponderance of spam.

Craig's List has always been a pain to use in my opinion.  Posts are ranked from newest to oldest, and the search function isn't very powerful. They expire automatically and you have to go in and re-vive them, necessitating that you re-load photos too.With all the idiosincracies, I think it's an advertising idea that has served its time, at least for me and my clients and their real estate needs.

It is an idea that has com eand gone and for selling homes maybe an idea that never came in the first place. There are so many rental scammers here i do not post anymore

There is currently someone in our area attempting to put other's listings up as their own without permission.  It's against ORS rules unless you have express permission from the listing agent and the seller.

I have heard about some Craig's List scams where people have been posting listings for rent, but haven't experienced it first hand.  I do get lots of spam, but at the same time, I've gotten lots of inquiries when I do post.  I think it just takes a little extra maintenance, but I still see the value in the free advertising.  Thanks for sharing!

Karen, Craigslist is toast for me.  I have had too many issues with spam and Nigerian fraud schemes.  Wasn't aware that people are re-posting homes for sale as rentals.  That bit of news is very disturbing.  It is too much work to load a listing to craigslistw/photos, etc. just to have another agent use it for their own lead generation, well, that's slimey, IMHO.  Thanks, great post.

I do have luck on Craig's list hre in Maine. I post my open houses and, in fact got a recent sale from one. BUT, I am aware that there are scams and use it very little now. Good Post!

Oh boy do I agree with you. I have had some luck picking up buyers on Craigslist In the past, but lately all I seem to get is an abundance of SPAM. It is really frustrating because my SPAM filter doesn't seem to catch it, so I end up waisting my time reading emails.

Craigslist is still the leading website/service for rentals in the SF bay area. However, I agree that there isn't a huge benefit for property sales with all the other services available.

There is always going to be those people that try to take advantage of the systems and try to extract money from innocent consumers. 

I will continue to use Craigslist for my rentals and hopefully people will wise up to the scams and the scammers will move on.

Just tonight I had a gentleman call me, asking if I knew the 'owner' of this property, and if he indeed lived out of the country.  The caller was surprised that the rent was so low.  Jeez, these scammers aren't even bright enough to request the going rate, calling even more attention to themselves!

It's sad that Craigslist hasn't done more to protect the honest users. They have a site, and have done nothing with it for years.  NOTHING!!  And we complain about AR making changes?!?  It's still a good swap-meet site.  My son has sold a few things this week by posting on CL.  I had a rental I had posted hi-jacked a year and-a-half ago.  The rent was abnormally low.  People were kind enough to bring it to my attention.  However, I couldn't find out how to PULL that bogus post, since it wasn't mine, but using my property.  There's no fast mechanisms in place to report abuse and take the link down.

I haven't used Craig's List for all of the reasons that you've described and for the low level of leads I get from this site.  I got a lot of leads and not one of them was a solid buyer lead.

I think Craig's List is great if you want to sell your kid's outgrown bike. But I agree, for real estate it's probably not the best advertising medium.

Karen, I think that craigslist's days are over unless they completely change their business model.

For me, their brand is now synonymous with scams and fraud.

Hey Karen, I ahve to buck the trend here. I use craigslist and it generates over 1000 visits a month to my virtual tours, plus I get about 1 buyer registration a day from it. The key is you have to know how to use it. Most people do it wrong so it produces nothing, then you add the other issues and it may seem like a waste. But for us it is one of the top lead generation tools we use. It is great for identifying a home shopper early in their shopping. Like facebook and social media, it only works if you use it right.
