So far this month we've had 15 sales Island wide, 4 of which were in Princeville. We're already equaled the number of condo sales for Aug 09, which had a total of 15 for the month. For Jul 10, there were 18 sales so we're well on our way to surpassing both numbers. Here's what has sold so far:

Villas on the Prince 12 comes on the market at $885K having sold for $650K in 3/04. There's currently one other Villa on the market, unit 10 priced at $895K with two in escrow - short sale unit 30 priced at $579K and unit 9 priced at $799K. Emmalani Court 421 sold for $660K in 6/05 and is new to the market priced at $550 - and it is not a short sale. One of the developer's Ka'iulani condos, unit 57, came on the market showing as sold for the list price which was $850K. This unit was previously listed for $995K.
The short sale Nihilani 5C is back on the market after having been temporarily withdrawn a couple of weeks back. Just before being withdrawn, the unit was increased from $495K to $529K which is the current price. Cliffs 2103, a short sale priced at $215K finally found a buyer and went into escrow this week. This unit sold for $50K in 12/98 as a leasehold property then converted to fee simple in 6/03 for $63K.
We have three sales to report this week, starting with the Ka'iulani unit 57 discussed under new listings. Mauna Kai 2A, which sold for $110K in 5/00 closed at $290K with a list price of $299K. Puamana 14B, a bank REO, closed at $290K while listed for $300K. This unit was purchased in 3/06 for $625K.
Two units expired - Sealodge J8 priced at $525K and Plantation 1712 at $550K. Sealodge sold for $323K in 10/01 and started at $728K over 700 days ago while the Plantation unit has been listed for 425 days, starting out at $578K. Ali'i Kai 7101 was withdrawn from the market priced at $409K having been listed since 6/08, starting out at $749K. This unit sold for $625K in 4/07.
Puamana 9C is the first priced reduction, going from $314,500 to $298,585. This unit sold for $175 K in 4/02. Short sale Nihilani 1B, which sold for $912,788 reduced from $539K to $535K. Hanalei Bay Villas 1 reduced from $614,900 to $598,900 and last sold for $700K in 6/05. This unit, which is a bank REO, was foreclosed on in 4/10. Now on to your Princeville home update:

I keep saying it, but I'll say it again - there's plenty of good buys out there. Not all of them are picture perfect and many need remodeling but if the price is right, it just might be worth your effort to go through all the time, effort and expense. At this time, there are 60 Princeville condos on the market priced under $600K. As for Princeville houses, there are 21 homes starting at $459,900 up to $799K.
