THINKING OF BUILDING a water front home?

Real estate agents can show buyers lots suitable for building.  However, building on a water front lot is quite different from building on an interior lot in Maryland.  The first step is to visit the county in which you have an interest and enjoy the experience and knowledge offered by the various county building permits personnel.  The county personnel can aquaint you with the necessary set backs required for construction on water front lots, limits of construction, wet lands restrictions and some will offer bog maps for communities of interest.

Far too often a home buyer who is not familiar with water front construction will invest money in a lot that has so little "buildable ground", they are unable to obtain a building permit to build their dream home.  Buyers need to exercise care and work with a Buyer's Agent who can assist with the research needed to protect your investment.

One of my favorite MD waterfront experiences was a weekend at Boy Scout Camp Theodore Roosevelt (don't know or remember where it was!).  Having delivered the morning paper for years, I was always up early naturally.  I went down to the beach and walked up and down finding probably 100 shark's teeth.  I might still have those somewhere!

Lenn~ This is post is very important for those who want to build on waterfront property. I had the privelidge of growing up on Back creek in Solomons Island, and it was awesome. However, I saw people when buying waterfont property near buy to build, get furious when they became aware of certaing restrictions! So great Imformation!

Brian.  My goodness you are so right.  I can't tell you how many times I've had folks that wanted to build on a lot on the Chesapeake Bay and then put up a pier.  HA!  How long do you think anything but a municipal pier will last in that tidal water?

Lenn, waterfront property has always had a special allure. We do have some waterfront homes along the long Island coast and they can get up there in price as well as anywhere else in this country. As for me I was always one to be closer to the top of the hill in the event of high water. The 40 days and 40 nights story took hold in 1955 when 4 days of rain made a wasteland of the Naugatuck Valley in a great flood.

Ed.  Good point.  Anyone who has experienced a flood is going to be wary.  Doesn't slow folks down in MD.
