Just Being Seen Is Not Enough For Home Sellers

A great blog article yesterday accurately reported that invisible homes will not sell.

The author pointed out that one of the primary reasons that homeowners fail to sell their home is due to a lack of visibility on the internet, and I agree (with one strong caveat) with the blogger.

In his article titled 7 Reasons Why Your House Won’t Sell, Alan May’s 4th point was:

Your property won’t sell because you’re invisible. Today’s buyer comes from the internet, almost exclusively.  Have you (or your agent) simply plopped the property on the MLS, and started praying?  Are you on all the websites…(Trulia, Zillow, Craig’s List, Google Base, etc…) all the places that buyers are searching?  If not, you need to be, now! Don’t try to be a secret, in today’s electronic world.  You want to be found, and the sooner the better.

But that got me thinking …

If you are listed with a REALTOR®, then you are on most of those sites. And if you chose to hire CENTURY 21 First Realty, then you are on well over 500 sites through our relationship with CENTURY 21. So it would seem that most home sellers are visible in this market, yet roughly 6 out of 10 home owners listed with a REALTOR® last year failed to sell their home!

Success versus failure in home sales

The real estate graph above is a current measurement of the outcomes from homes listed over the past few years and recorded as a 365 day trend of success/failure rate. Currently 58% of homeowners who tried to sell their home last year failed! And these were sellers who thought they were visible because they were listed with a REALTOR® and were exposed on “all the important real estate web sites!”

We know that 94% of homebuyers are using the internet, so it is important that you avoid being part of the small group of invisible homes that are not seen. But obviously, just being seen on the national real estate sites won’t get your home sold either. More important than “being seen” is “how you are seen,” and that is why you absolutely must understand the difference between active and passive internet marketing. Don't try to be a "Secret Agent." Homes have sold in my neighborhood (where I reside) by passing out flyers to all the neighbors. A couple who were renting wanted to buy in the neighborhood and in another case, the neighbors referred to the listing to friends and family. The internet is great but a little bit of everythign in the stew works too.

Falling prey to the "set it and forget it" philosophy you mentioned regarding internet exposure for your Seller will lead to a quick demise.  Your "Active" approach is what's setting you apart Joe, it works and you've got to like that.  I didn't know that there were 500 viable sites to utilize, I'm feeling underexposed now with only 200 or so.  Thank you!

Thanks Kevin, but I don't care if the list grows to 10,000,000+, the key will be to drive home buyers to your local site where you can set the property apart from its competition.

Great blog post Joe, and a vital one. Home Seller's need to do some research before choosing their real estate agent.  How do they find out before they become under contract depends on how well agents are online telling them the process!
