WooHoo...I finally had a successful Open House!

 

I have written and said hundreds of times that I hate open houses.  They just don't seem to work well in our area...No matter what we do.  Marketing the Open house online, in the paper, placing signs all over the place, notifying the neighbors...Never works!  But, I 119 Walnut Circle, Pine Knoll Shores, NCcurrently have a listing at 119 Walnut Circle in Pine Knoll Shores, and the Seller requested that I hold a Broker Open.  What?  I don't do open houses!!!!  But, knowing that this is a 1520 square foot home that feels like 2000 square feet and knowing that it is kinda tucked away in the Maritime Forest, I decided to go ahead and hold the open house and maybe, just maybe... Another broker would "Discover" it.  Mass email to 635 Real Estate Agents in the area, 3 days in a row, and even a few phone calls to offices in the area... and I was set.  I arrived at the house early, set out my cookies and candy, and all of my marketing materials, turned the heat up a little....I was ready to go!

 

While only 2 agents out of 635 showed up, they offered great feedback, were very pleased with the property, and then they were off to the next open house.  That may not sound too successful to those of you who love open houses and get tons of leads from them, but for me...It was the opportunity to "get to know" this house.  The use of space is exceptional in this 1520 square foot home...so exceptional that my husband, my five year old, my five cats, my large dog and I could live very comfortably inside.  Now, I'm not planning to move, but if I were...this would be a great choice.  I found that each closet was much larger than I had originally thought!  I found that even tho' this home is tucked in among the live oaks of the Maritime Forest, the natural light that enters the house is just enough.  I found that the heat works great!  I found that the owners have taken excellent care of the property and maintained it well.  Even tho' the house sits near other homes, the privacy given by the trees is amazing...The home has a wonderful deck off the back that would be perfect for all those sum119 Walnut Circle, Pine Knoll Shores, NCmertime cookouts, and the best part for me...There is no Grass for mowing, Very Low Maintenance! I even figured out where the light switch was for that darn light outside by the garage...FINALLY!

 

No, I didn't sell the home, but WooHoo....I finally had a successful Open House!  And maybe, now that the home and I are such good friends, I can market it even better than before!

Open houses have lost their luster after the advent of the Internet however I am confident they have many relevant benefits. How many times have you looked at lictures of a listing and formed an opinion that was changed quickly after viewing the property in person?

Hi Amy~ I am glad your perception of your open house is good! Of all the opens to do, the Broker open is probably the most effective since most homes are sold by agents! I have been wondering if a wine and cheese would lure more agents there?

Amy - Congratulations!  I am a staunch supporter of Open Houses.  I have purchased 3 homes from open houses.  2 of them I wrote the offer right on the spot as people were walking through.  You never know when you will get a 1031 exchange buyer with little time left to find a home.  They are likely to buy these homes as investments to avoid taxes from a previous sale.  If you can market 1031 buyers with the open house it is a wining combination!

Open Houses work over here...densely populated and we can go from neighborhood to neighborhood and literally be in new increments within minutes. So...over here Open Houses are the Sunday event. :) Glad you had two agents...who just may pass the word along and get that home sold!

I've got a broker's open tomorrow for a new listing. Just checked to see how many homes on tour tomorrow and there's only five. Usually there's 40 or more on the Friday tour for Pleasanton/Dublin.

This sounds like it was a broker open house and not a public one. I have always thought those are a necessity to introduce the home to all of the agents in the area.  I hope one of them comes back with a buyer for you.

I'm not a fan of open houses either, although I did pick up a buyer last year through an open. There are certain neighborhoods where I like to hold homes open, and I actually have one scheduled this Sunday. And, as Liz/Bill pointed out (comment #1), it's an opportunity to get to know the house better!

Thanks all for stopping by...I woke up yesterday morning at 2am and hit the road with my boys to head to Disney World or I would have responded sooner!  This really is a great house, offered at a great price.  And, as much as I dislike open houses, it was well worth it!  It is always nice to make the sellers happy too :0)

It only takes one buyer or one buyers broker to come along and make a deal go through....if you sell one home because of a open house or brokers open house isn't it worth it?

If planned carefully an open house can become a multi functional event which benefits the agent and the owner. Contact with active Buyers and potential Sellers in the trading area of the property is a worthwhile spin from the effort. It is a marketing activity which works both ways and allows the agent to live up to the committment made to the owner in providing services.

Tips include adequate advertising in the neighborhood, the local paper, and the internet. Provide a safe environment. Arange for beverages and treats. Be interested in creating a safe environment for yourself and your visitors, and protecting the owners property has to be prepared for by arranging for a second person on site to help the agent, maybe arrange for video cameras on site, or hire a security guard to check the id of your guests. This would be allowed if advertised in the open house details. Consult a staging expert for your open house.

BE PREPARED AND HAVE IT PLANNED

Your clients the owners will see you as a professional providing maximum exposure for their property.

Amy, too funny!   I hate open houses too, and over 14 years, KIND OF sold a house due to the open house.     A buyer's mother came thru, and the son bought it thru his agent.    Mostly neighbors come thru and people with nothing to do.      It probably is in the ATTITUDE!
