You should never let a home buyer work on your Northville home ( or any home) before closing because of these reasons:
- Liability--- if they or their contractors get hurt on the property you are liable for the damages. Can you afford to be sued by an unlicensed contractor. Or would you like "Uncle Joe" suing you because he isn't an electrical contractor and he got hurt fixing the electricity? It wouldn't be his fault of course. It would be yours. There is no sense to open yourself to financial liability because the buyers are in a rush to start fixing up the home.
- Unknown issues - what happens if the buyer starts working on your Northville home and he finds termites or a major repair problem that you and them had no idea of. When you get involved into a repair or remodeling project, there are always things that pop up. You don't want to kill your home sale because of the buyer finding out it is more extensive than they thought. Some Michigan home buyers get a little buyers remorse after they buy the home. Let it be after they own the home, not before.
