Princeville Kauai condo (and house) + short sale update for the week of Jan 30th to Feb 5th

It's been another great week in paradise. Lots of high surf and sunny days. Doesn't get any better than that. Although January started out with a great deal of activity, we haven't seen the results in terms of closings....yet. That should be evident in the next couple of months. Nevertheless, Jan 2011 did slightly outperform Jan 2010 by 4 additional sales, going from 54 in Jan 2010 to 58 in Jan 2011. Hopefully this trend will continue to increase month by month. Now on to your weekly update:

The first new listing is Ali'i Kai 4303 which is now a bank REO priced at $386,500 after being previously listed from 5/08 to 12/09 starting at $1.165M and reducing to $795K and again from 12/09 to 11/10 during which time it went from $795K to $725K. This unit sold for $490K in 12/03 and became the bank's property in 10/10. It's a great ocean view upper floor unit for this price. Also listed this week is Sealodge C3 priced at $399K after selling for $365K in 5/03. This unit was listed from 4/09 to 3/10 at $679K and again from 5/10 to 10/10 for $549K.

Paniolo 211 expired last week and is back on the market this week at the same price of $335K. It sold for $300K in 11/09.

Finally, Hanalei Bay Villa 8 went into escrow priced at $489,900. This unit sold for $730K in 6/05 and was foreclosed on by the bank in 5/10. It's been listed before and unsucessfully went to auction the end of 2010.

Bank REO Mauna Kai D301 sold for the list price of $281K after only nine days on the market. This unit sold previously for $525K in 10/06 and was foreclosed on by the bank in 9/10. This was a big 3 bedroom unit for the price!

Puamana 9C expired while listed at $297,585. This unit sold for $175K in 4/02.

Sandpiper 134 was withdrawn after a long 575 days on the market. Purchased for $484K in 7/05, this unit was priced at $209K, having reduced down from $275K.

As for price changes: the developer's Ka'iulani unit 70 reduced this week from $895K to $845K. Cliffs 2305, currently a short sale which last sold for $680K in 6/06, reduced a minimal amount from $326,500 to $324K. Ali'i Kai 7101, a bank owned property, went from $399,900 to $389,900 and last sold for $625K in 4/07. The bank took it over in 9/10. Pali Ke Kua 13 went from $469K to $459K and was last purchased for $116,500 in 3/96. Pali Ke Kua 131 reduced to $649K from $699K and sold for $499K in 6/02. Hanalei Bay Resort A11 was purchased for $1.695M in 7/07 and reduced from $1.895M to $1.695M. Two of the developer's Ka'iulani units reduced - unit 56 went from $1.395M to $1.195M and unit 1 went from $1.495M to $1.395M

Aloha Elaine, sure seems there are some great deals in the islands right now. I was fortunate to recently assist a client with her move from Honolulu to Port Townsend, Washington. Quite a climate change!
