Sanford Florida Short Sale

Tutas Towne Realty and Bryant Tutas just had another successful  Sanford Florida Short Sale closing with Suntrust.

The property:

4 bedroom 2 bath single family home with swimmming pool located in Sanford Florida. This home has 2,232 sq ft of living area and was built in 2007. It was bought new in 2007 for $350,000 as a primary residence.

Liens:

  • 1st Mortgage with SuntrustBank of America for $281,000
  • 2nd Mortgage with Suntrust for $31,000

 

Hardship:

  • No hardship. Current on all payments. Selling to be a little closer to work

 

Issues:

  • None. Buyer and Seller were very cooperative.

The property sold for $210,000. Suntrust accepted $183,000 on the 1st or 65 cents on the dollar. With full Waiver of Deficiency.

Suntrust accepted $6,200 on the 2nd or 20 cents ion the dollar. Suntrust also agreed to pay $6,3000 in Buyer's closing costs.

Great JOB!!  We as short sale brokers love seeing this kind of success when dealing with "current payments" and having to short sale for job situations!!  Must have that silly notion that you must do a short sale only if you miss payments.  This is a myth!  Glad to see this posting.

I don't run into too many Florida banks for California short sales. Oh, wait, there is Bayview and also Everhome. I don't see Everhome in your list but I could have sworn we talked about that bank at one time on some deal you were doing. I bet you're missing some banks. I bet you'd like to be missing some banks. From your memory, that is. I have a few I'd like to wipe clean from my brain.

Glad to see this, especially since it's with Bank of America. How long did it take from the time the offer was accepted? And that's amazing that there is no hardship. The reason to short sell is to move closer to work (in the same general area, like from Sanford to Winter Park to be able to be closer to work in downtown Orlando? Is that what they meant?

Hi Wendy. No they weren't. I only submitted one package and dealt with one negotiator.

Sorry Pacita. It was actually Suntrust. My first mention of the lender is a typo. When we started the short sale they were only moving about 10 minutes away. By the time it ended they decided to relocate to a different state. But we neenver updated the reason because the short sale was already approved. It took less than 60 days to get approved.

That's great.  Pretty rare to hear banks approving a short sale without being behind on payments and without a hardship.  SunTrust is a pretty big bank too.
