Top 3 Benefits of Hiring a Local General Contractor For Your Repairs And Improvements.

There you are thinking about the things that need to be done around your property. The reasons can be various: the preparation for sale in a few months and you want to get the maximum price, the damages have gotten severe or the years and need repair, or you’d like to just live in a more up-to-date home. But you need to decide who to hire for the work. There are so many contractors to choose, where do you start?

I would suggest you that a hard look at a good local general contractor in your area. Why? Well, there are three benefits of hiring a local contractor.

1.One-On-One Interaction – Small, local construction companies are easier to reach, easier to make changes, easier to ask questions. Many general contractors actually work on-site with the crew. They are always there, seeing what is going on at you property. The larger companies have layers of authority. Questions, changes, concerns take time and may get lost in the chain of communication.

2. Cost-Effective - General Contractors who live close, and work close spend less time traveling. They can also quickly meet with you at supply houses to pick out the finish products. This will save you money. Doing this with a larger company will take more time and cost more money.

3.Credible Referrals – Good contractors, who work in their local area, have to maintain a good referral list. A bad reputation in your home town is contracting suicide, word travels fast when bad work is done. Being local, you can actually look at the work and talk to the owners where the contractor has done projects in the past.

Having said this, you still need to do your homework, get references, check current licensing with the State, verify up-to-date insurance, check past jobs, all which still needs to be done.

Even that will be easier at the local level.

Excellent points Tom.  I met a local contractor through the BNI group I was in for a while.  He's excellent, trustworthy, dependable...............what more can I say.

Local works for the homeowner and also keeps the money local in the economy. It's a win - win! Quality work for the contractor with his reputation on the line and "stimulus" dollars for the area.

Can't say much more Roger, glad to hear that hiring local worked for you too.

Plus a satisfied homeowner, willing to referral the contractor to the next owner. Thanks Anne.

Tom - the only problem with your words of wisdom, which I wholeheartedly agree with, is that you don't live in my area!

Tom, As a Real Estate Agent, having a local contractor that we can trust can make our job much easier.  Almost every transaction will identify something the requires attention, which can often be handled by saying, "I've got a guy for that".  I have a swimming pool contractor that doesn't even use business cards, he is constantly gaining new business strictly from referrals.  Thanks for pointing out some good benefits of using a local contractor, and best wishes always.

Thanks for verbalizing how a local contractor can help with the transaction Richard. Too often the contractor is looked upon as the bad guy. We are here to remedy the situation.

I always try to deal locally whenever possible.  It's a two way street and we all have to support each other today so everyone can survive this crazy economy.  Thanks for the reminder.
