This morning we wrote about how important it is to use actual data to determine the list price for your Warren County home.  Actual SOLD home prices are critical.  What people have ASKED for their homes isn't as crucial, although still needs to be factored into setting your price.

Almost every neighborhood has that one home that is just badly overpriced.  You'll often hear that neighbor walking around his yard muttering to himself "I'm NOT giving this house away!!".  Probably really stressed out, furious at that "low, down good for (&$(*(#(*@!!! agent" and totally believing it's "just a terrible market" at fault. 

But here's the thing, that neighbor is doing everyone who's thinking of selling a HUGE favor!  You're kidding, right??  No, totally send that guy a Thank You gift basket!!  He's AWESOME in our eyes!!  Why??  Because THAT GUY is accomplishing TWO major things that benefit you:

  • Making YOUR home look like a relative bargain when you come on the market!  You both have the same number of bedrooms, square footage, similar lot size, similar features....but that 5-10% lower price YOU are using that actually reflects TRUE market value is going to have the buyers after YOUR home, not his.
  • He's PROVING his price doesn't work.  Every day he's at price X and no one brings a contract verifies the price isn't viable.  And if you check the prices for other neighbors that tried the market and quit recently, you'll find more evidence of prices the buyers are rejecting.  

Don't be THAT GUY!  Price right for the market.  It's individual to the community, and fluid, so you need a REALTOR® who can read the tea leaves and place you on the market at the right price for your success!

I was given a referral recently and the prospect inquired about a home that I knew was over-priced. I then went into the whole story, comps and status quo with them. Their remark when I finished? Boy, you sure know the neighborhood. I used the over-priced home to my advantage...lemons into lemonade anyone?

I wrote a blog with a very similar point.  The bottom line is that if the seller isn't getting offers, the price is too high and he needs to drop the price.  Dreaming of a high price rarely, if ever, results in a sale.

So true! When I meet with potential sellers, I always tell them that although they need to look at sold prices to determine what buyers will pay and appraisers will support, the current competition is also extremely important. When other people put their homes on the market, the competition will either help them if it's overpriced or hurt them if it's priced super competitively. Great post.

Bryan, To justify the high price there needs to be some justification.  Perhaps a scarcity of that style home or something truly unique with a low pool of potential buyers.  But for our typical subdivision home, there's rarely anything exceptional enough to push that envelope.

Shannon, We love to see other listings overpriced, especially highly overpriced.  Lots more operating room for our listing without being anywhere near the most expensive on the market.  On that other hand, if everyone is heading firesale direction, it's tough to even get regular price.

Joni, It is pretty sweet to get a consumer comment, they're pretty rare (and some we've had have been less than kind to put it mildly).

this is always a struggle with some home sellers. They think because so and so listed for X that they should list for at least that. Grrrr

Greg, See it time and again.  Too many folks mistake asking prices with selling price, and one out of whack seller can make everyone think the whole street should be asking for a 25% premium over the last actual SOLD price.

Very well said Bliz.  I just listed a home and right across the street is another one listed for $5000 more than mine with nearly 300 sq ft less.  That one has been on the market for 148 days.  Mine received 5 offers in less than a week.  I guess I better send them a thank you right away.

Curtis, Definitely that to be factored in.  You need an all cash buyer who doesn't need an appraisal to pull it off.  We've seen that happen ONCE.  It's rare.

Bliz, that guy just listed his house down the street from one I'm listing this Saturday.  He is 200K over my listing for the exact same house.  I'm going to hold to your theory and sell my house by Monday.  ;-)  Should I go ahead and send that note now or wait until Tuesday?  Good stuff!
