Princeville Kauai condo (and house) + short sale update for the week of Mar 25th to Mar 31st

Aloha,

We’ve had a great week with quite a bit of sunshine and strong trades. I took the opportunity to take my horse out on trail, which essentially means riding along Kapaka Road. If you haven’t driven down this road you really should as you’ll enjoy views off to your right down into Hanalei valley and across to Bali Hai. This area, known as “Princeville Ag” has quite a few stunning homes on the opposite side of the road, with equally stunning views. If you go up to the end, it turns into “Powerline trail” where you can hike down into the Kapaa aboretum – I think it’s about 13 miles. Not an easy hike though as the trail is heavily overgrown, rutted and very slippery in many area.

I took pictures as we rode along – not the easiest thing to do from horseback. The views toward the valley and Bali Hai left me shooting into the sun but it’s still beautiful:

 

 

My horse turned her head everytime I took a picture, trying to determine the nature of the clicking and chirping:

We rode past one of the best buys I’ve seen recently which, “in the day” sold for $3.150M – and sold recently for an astounding $1.2M! Not many bargain like this one!

Saw some “friends” as we rode along:

…and got a different view on flowers, since I was shooting from above….

New Listings:
Ali’i Kai 9F is now on the market as a bank foreclosure priced at $239K. This upstairs mountainview unit sold for $560K in 9/05 and was foreclosed on in 1/12. 9F was previously listed from 7/09 to 6/10, starting at $565K and reducing to $497K when it was withdrawn. Mauna Kai 5A is listed for $349K after selling as a foreclosure in 11/09 for $211,050. Short sale Plantation 312 was purchased for $565K on 8/06 and is now listed for $395K.

Back on the Market:
Two units that were in escrow are unfortunately back on the market: Villas of Kamali’i 33 went into escrow on 1/9 as a short sale and is back on the market at the bank approved price of $528K, up slightly from $525K. It was purchased in 7/04 for $649K. Plantation 1321 went into escrow on 1/25 and is back on the market priced at $595K. This unit sold for $523,993 in 11/05.

Contingent:
Ali’i Kai 14A went quickly into escrow while attractively priced at $299K. This ground floor end unit sold for $385K in 8/03 and is not a short sale.

Sales:
Hanalei Bay Villas 23 sold for the list price of $379K as a short sale. This free standing condo was purchased for $600K in 6/04.

Expired:
Kamahana 14 expired while listed for $415K with 317 market days. It sold for $410K in 11/03 and initially came on the market at $525K.

Withdrawn:
Nihilani 13A, the Makani floor plan, was withdrawn after what shows as 30 market days. This unit was first listed in 6/11 but shows 30 days as the list agent changed brokerage affiliation. Priced at $499K, this unit was purchased from the developer in 3/06 for $680,485.

Price Changes:
As noted under “back on the market,” Villas of Kamali’i 33 increased slightly from $525K to $528K.
