It was another busy week – and based on all the activity and various market reports, it seems we are seeing some recovery. More and more buyers are getting off the fence and taking advantage of the great opportunities seen throughout the Island. Take a look at what took place in Princeville condos this week:

New Listings:

Pali Ke Kua 7, a bank owned property, is listed for $369,900 after selling for $685K in 5/06. Sealodge F3 is on the market priced at $429K with a prior purchase price of $125K in 5/99. Ground floor Pu’u Po’a 109 has a list price of $1.2M. This ocean view condo sold for $949K in 8/04.

Contingent:

Sandpiper 207 wasted no time at all going into escrow in only 14 days. This is a former vacation rental which is painted in bright tropical colors. It last sold for $299K in 1/03 and was listed for $230K.

Sales:

Ka’iulani 48 was purchased from the developer for $1,502,610 in 9/07 and sold this week for $950K cash while listed for $985K. Not a short sale – perhaps tax write off. Bank owned Ali’i Kai 9F sold for $202,800 cash with a list price of $219K. It last sold for $560K in 9/05 and was foreclosed on it 1/12. Another cash sale is Villas of Kamali’i 19 which closed at $620K while listed for $629K. This townhome, which was purchased from the developer in 9/03 for $458K may even have yielded a gain!

Under Contract:

Short sale Nihilani 21A went from contingent to under contract while priced at $469K. Villas of Kamali’i 27 also went under contract with a list price of $685K.

Price Changes:

Puamana 5A was purchased for $325K in 1/04 and reduced this week from $299K to $295,500. Plantation 312, a short sale that sold for $565K in 8/06, reduced to a bank approved price of $339,500 from $395K.

Looking at the activity for this past week, you can easily see the great buys that were (and still are) available. Houses are not seeing the same level of activity but will probably pick up over the summer as families come to visit and find their tropical paradise home.
