The "real" real estate market in lower Litchfield County CT

By
Real Estate Agent with Berkshire Hathaway HomeServices New England Properties Licensed in Connecticut

How's the real estate market in lower Litchfield County? We hear it wherever we go. It all depends. Location, condition, these are very important factors to consider.

How is the real estate market in Litchfield County? Let's compare Kent, Washington, Roxbury and Bridgewater. All 4 towns are in the "second home market", all 4 towns were hit by the market downturn, all 4 towns are small, fair to compare. (That's not to say that we don't have a good amount of "full timers" in these towns either.)

Bridgewater and Kent have been hit hardest. Although you often cannot tell when moving between Bridgewater, Roxbury and Washington, Kent has always been a horse of a different color, however it has also been very popular with New Yorkers as a second home location, as are the others.

Washington has kept a better pace in number of sales, Roxbury has shown some fantastic prices this year. Kent and Bridgewater are flat. Why? Not one person I speak to understands why this is happening. And, since my crystal ball broke, I don't have that answer either. The graphs below speak for themselves.

Ronald, I also enjoy reading stats from other parts of the country. And the funny thing is, I have often used them when speaking with others! Learn, learn and learn more.

Tatyana, thank you! I use my reports in a variety of ways, not just here. It comes in very handy.

Kathy, isn't it though? These towns are much alike, right next to each other (except for Kent) and the difference is staggering.

Sharon, thank you very much.

Andrea, great report for your county which I may borrow from your idea to do something similar for mine...it makes a lot of sense to do this in one report when buyers are looking among towns...good & thoughtful...

I love your chart, I never thought of combining a bar and line chart to show listings, sales and price although is your bar really the number of sold properties not listings?

Ginny, I had, in the past, done each town separately. Makes no sense when the sales are down as low as they are.

Ed, good luck with your business too! Thank you.

Tamara, the MLS does it for me. We have a new platform which does a great job with stats. Before I had to do it all myself. I may still make my own charts from their info, it is just so much easier now. The line is the number of sales, the column represents the average sales price. I will address the amount of listings and the absorption rate in a different post.

Richie, thank you! I do appreciate that. I am a firm believer in telling it as it really is, not reaching to make it appear better. Well informed buyers and sellers are my goal.
