How's the real estate market in lower Litchfield County? We hear it wherever we go. It all depends. Location, condition, these are very important factors to consider.
How is the real estate market in Litchfield County? Let's compare Kent, Washington, Roxbury and Bridgewater. All 4 towns are in the "second home market", all 4 towns were hit by the market downturn, all 4 towns are small, fair to compare. (That's not to say that we don't have a good amount of "full timers" in these towns either.)
Bridgewater and Kent have been hit hardest. Although you often cannot tell when moving between Bridgewater, Roxbury and Washington, Kent has always been a horse of a different color, however it has also been very popular with New Yorkers as a second home location, as are the others.
Washington has kept a better pace in number of sales, Roxbury has shown some fantastic prices this year. Kent and Bridgewater are flat. Why? Not one person I speak to understands why this is happening. And, since my crystal ball broke, I don't have that answer either. The graphs below speak for themselves.
What does it mean if you want to purchase a home in lower Litchfield County? You may be able to negotiate a good deal, people are tired of waiting for that perfect buyer to come along. Although some are willing to wait as they don't have to sell. Unless you have very deep pockets and money to burn, you will want to keep your home for an extended period of time.
