Monrovia, CA - Craftsman Oaks Planned Community Sales Update
The Craftsman Oaks community is a planned unit development(PUD) in North Monrovia adjacent to the gated community of Bradbury. Built by Mur-Sol in 2006, Craftsman Oaks consists of 47 Craftsman-inspired homes ranging in size from approximately 1388 square feet to 1637 square feet in two story floor plans with three or four bedrooms. Homes feature open floor plans and attached garages with direct access to the home.
There is a small park located within the Craftsman Oaks community with a manicured lawn and barbeque area. There is generous guest parking throughout the development.
Monrovia offers a small town community feel but is convenient to shopping, employment and entertainment. Old Town Monrovia south of Foothill Boulevard along Myrtle Streets offers a multitude of unique shops, interesting cafes and restaurants and the Krikorian Movie Theatre complex as well as the Friday Night Farmer's Market which is a real community event. Monrovia’s Gold Line station is scheduled to open as part of the Foothill Extension in approximately 2015.
There was one sale in Craftsman Oaks according to our local multiple listing service in 2012. On February 23, 2012, a three bedroom, two and one half home with 1602 square feet sold for $464,000. This was a short sale. Currently there are two homes in escrow and none on the market for sale as of January 27, 2013.
In 2011, there were four sales in Craftsman Oaks and they ranged in closed prices between $450,000 and $472,000 with a median sales price of $456,000. Of the four sales, two were short sales and two were standard/equity sales.
